Short Sale Moving Forward In Temecula

I had some great news today! I am representing some clients in Temecula and our offer is being submitted to the bank.

The one thing I have learned to do as a Designated Short Sale Specialist is to ask questions. This can save considerable time for my client and alleviate months and months of waiting for an offer to get accepted. Afterall, the main goal is to get my clients into a home as quickly as possible.

This particilar short sale listing is ready to go. These are the words I want to hear from a Listing Agent.

Either the short sale has been approved or the short sale is near approval. The number of days the home has been on the market is an indicator on whether or not I will persue a short sale listing.

'We should have an approval in a few days and the file will be re-opened.' This is music to my ears.

Where In the World Is Romoland?

I live in Menifee Valley which is an area just north of Temecula. I had a really interesting call from a client today asking about Romoland. Romoland is located on the outskirts of Menifee just east of the 215 corridor and off the 74, both east of Menifee Road and north west of Menifee Road.

This is where I thought Romoland was until today I recently discovered Romoland is also located just north west of Murrieta Road and Rouse! I found this really interesting as I always thought this was Sun City! Most clients too believe this to be Sun City and not Romoland.

When representing buyer's, I think this opens up a whole new area of opportunity when trying to locate properties. The properties seem to be less expensive per sq. ft and it may be slightly, just slightly easier to find a property.

Is 'Sixth' Time A Charm?

Whatever happened to 'three times' as being the lucky number?

That is certainly not the lucky number when placing offers on properties these days, at least here in Menifee CA!

I have been working with a very nice couple in recent weeks trying to get an offer accepted. How high can we go seems to be the catch phrase these days!

What buyer's need to understand is that List Price is not, may I repeat NOT the sales price on a property. Seems hard to believe when I tell my clients that on an REO listing, the list price in most cases is the starting price.

When a client sees a two story home with a pool and on a corner lot listed for $150K, they get all excited and goose bumpy. Especially if the home is in their dream neighborhood and smells of fresh paint and carpet. They begin laying out their furniture and measuring room sizes, thinking the house is their's.

Think again....and again. This is so heartbreaking as a Realtor to tell the client there will be multiple bids on the property, there will be cash buyers that can close in 7 days and the price will go for far above the list price. This is the reality of today's market here in the Menifee and Temecula Valley's.

There is so little inventory and more buyer's that are chomping at the bit for a chance at the American Dream of owning a home.

I tell my clients not to give up. There is a strategy involved in placing offers in this fiercely competitive market. Working with an experienced Agent will make that process less painful. We will keep submitting offers until one sticks. Perhaps this time, 'Six' will be our lucky charm.

Menifee Real Estate Update for 2010

Just the facts mam. Here is the latest in Real Estate in Menifee, CA Real Estate.

Menifee Active Properties

Currently there are 193 active properties in Menifee, 92584. That may seem like alot, but here's the break down:

Of those 193, 180 are single family homes and do not include condos, townhomes or manufactured homes.

68 of those properties are Standard Sales. This number can be a little deceiving, thinking that there are more Standard Sales coming on the market, but those 'Standard Sales' include investor flips.

78 of those properties are Short Sales.

40 of those properties are Bank Owned Homes.

Menifee Pending and Back Up Properties

In contrast to available properties there are currently 100 properties in back up status and 175 currently in escrow.

"Where are all the Home Buyers?" wondered all the home sellers.

Dear Mr. & Mrs. Home Seller,

Have you ever wondered..."hmmmm....Why hasn't anyone looked at my home for sale?" Of course you do, and maybe your agent IS right and you have it priced high? Maybe you should make it less tattered looking from the street? OR maybe the agent (at your request) added a comment in the Agent Remarks section that drives other agents and their buyers away like the plague.

Here are a few ACTUAL examples that I found, as I was looking through the Muliple Listing Service (MLS), of some 2009 homes that didn't sell. These comments may have kept me, other agents and buyers from looking at your home.

1. "Seller to Find Suitable Housing Before Close of Escrow." - Or what, the deal is off and the buyer's can't move in because you haven't found something you like. My buyers are concerned with THEIR needs, not yours.

2. "Drive by only this property is tenant occupied and owners do not want tenants disturbed Please and We do not want them to know the home is for sale." - What if my buyer's want to eventually live in this house? Don't you think if my buyers were to move in OR when it goes to foreclosure the tenants might become a little disturbed.

3. "Pls don't write offers and waste our time if your buyers are not SERIOUS or if they are still writing other offers on foreclosures and holding up the property until something else gets accepted. Short-sale sellers have deadlines they have to meet. Be courteous to their situation!!!" - If my buyer's write an offer, you don't think they're serious? SERIOUSLY? Do you really thing my buyers care what your "situation" is...really? They need to buy a home, not sit around and feel sorry for you and your situation.

4. "Seller says "bring me an offer, I'll consider it". - Really? You'll consider it, how nice of you? (found in the property description comments of the listing)

5. "write contingent no showing until mid Jan, Seller may take ceiling fans and stove oven." - the buyers must wait over a month just to see the inside and on top of that you are going to take the things my buyer needs most...like the stove & oven...and you want them (and me) to wait patiently.

Ask your agent to show you a copy of the MLS sheet of your listing. READ IT AS IF YOU WERE THE BUYER OR BUYER'S AGENT. Does it make sense? Would you be discouraged about taking the time and effort to look at it?

Remember it's not their fault, they are just doing what YOU have asked them to do. But when your listing doesn't sell, because you don't think your agent did anything, remember, they probably did EXACTLY what you asked them to do.
