I specialize in Palmilla on the Green, a lovely 55+ Community located in Menifee, CA. Palmilla has approx 250 homes with a clubhouse and pool and is situated where many of the homes back up to Menifee Lakes Country Club golf course.

The market in terms of homes for sale was very very good for a buyer and if a seller priced their home within the comps homes sold very quickly.

According to the MLS, only 30 properties were listed in 2010 and nearly 100% of homes sold for their asking price. The maximum list price was $150 and the minimum list price was $119K with the average list price at $135,548. .

The maximum sold price in 2010 was $154,000 and the minimum sold price was $111,890 with the average sold price at $132,966.

Today there are only 6 properties in active status. 4 of the 6 homes are plan one, 2 bedroom-974 square feet and the other 2 properties are plan 2 which is 2 bedroom-1086 square feet. Prices are $122,000-$142,500.

Of the Active properties available today, One property is HUD home, another is offered thru the Low Income Restriction Program and the other 4 are Standard Sales.

In 2010 16 of the 30 listings were 'Standard Sales,' 11 were REO (Bank Owned) and 3 were either Short Sales or Notice of Default.

I work Palmilla on the Green regularly. I represent both buyer's and sellers in this wonderful Menifee Community. This 55 plus community is a real gem. It is a quaint housing tract which consists of about 275 homes and 4 different floor plans. Square footage starts at 974 for a 1 bedroom plus den or 2 bedroom, 2 bath, galley kitchen, sweet little backyards~~~just enough room for gardening. All of the homes have 2 car garages and either a separate laundry room, laundry closet or laundry located in the garage. The community has a golf course as well as a club house with swimming pool and whirlpool hot tub.

The community is in a great location just off the 215 freeway and Newport Road exit. You can walk to plenty of shopping including Target and Ralph's plus the new shopping center which will be complete fall of 08' There will be plenty of resturants plus a anchor stores such as Best Buy, Kohl's and a Lowes. This great community is also located walking distance from Menifee Lakes. Menifee Lakes is a beautiful area with walking trails and a lagoon with paddle boats.
