2007 actually ended for me with a bang instead of a whimper! I took a listing on December 8th and had it sold in 5 days!

This was a win-win-win-win transaction because all parties involved in this sale came out on the winning end. The sellers got their house sold in a short time frame, the buyers got an excellent deal on a great house, the buyer’s agent got a bonus commission and the seller’s agent (me) got to add a satisfied client to my database (and I managed to pay for a few extra Christmas presents). Here’s the quick version of the story:

The sellers had already moved to the East Coast, leaving a vacant home. In our initial phone conversation I asked them what their bottom line would be and then priced the listing there. My philosophy was “if we can’t be at the top of the (MLS) list, nobody will pay attention.” Well, we got tremendous attention in spite of the market being overloaded with inventory and overpriced homes (and heading smack dab into the middle of the holiday season.) Several offers immediately arrived and we chose to work with a very highly qualified buyer who could close in 10-15 days. EDIT: Buyer accepted our counter offer on day 5 and we opened escrow on day 6. The sale transaction (end EDIT) took 17 days and sold at 99% of the asking price. I was kind of “white-knuckling” it to the very end as the deed was recorded in the late afternoon on December 31st. What a great way to end the year!
