REALTOR ® FROM MOORPARK RECEIVES NATIONAL CERTIFICATION

MOORPARK, CA 03/16/2009 - Realtor® Rudy Detgen with Troop Real Estate in Simi Valley, CA has earned the At Home with Diversity certification from the National Association of Realtors®.

Detgen joins thousands of other real estate professionals in North America who have earned the certification after completing a course to help develop new skills for working with home buyers and sellers of all backgrounds. "America is becoming an increasingly multicultural society. "Realtors® build communities one house at a time, and my goal is to help home buyers of all backgrounds achieve the American dream of homeownership."

NAR developed the At Home with Diversity course in 1998 in cooperation with the U.S. Department of Housing and Urban Development. The certification course is designed to meet the nation's fair housing commitment by educating and equipping NAR's Realtor® members with the tools they need to expand homeownership opportunities for the growing number of culturally diverse buyers entering the housing market.

My X-mas Me-Me is all about Him-Him - Update

Connie Tebyani, Platinum Home Staging Los Angeles to Santa Barbara : Home Stager in Thousand Oaks, CA

Most of you wouldn't know, but I volunteer in my son's Kindergarten classroom for 2 hours every Monday morning and I am also the "Classroom Parent". A month or so ago a new boy came to the class that I immediately could feel that something was "off".

Every Monday morning, I make a point to make sure that I wash his face for him, try to comb his hair, etc. Yesterday morning while doing my weekly lessons with the class he came to my table and sat down. His finger nails were black with dirt; obviously they had not been trimmed for WEEKS, maybe months, and this morning his hair was so bad that I don't think he had been able to take a bath in at least a week. His name is Branden, he will be 6 next month.

While leaving the table to move on to the next lesson Branden's shoe fell off and I could immediately tell how embarrassed he was. Not because his shoe fell off, but because as I helped him to put it back on I noticed that he was wearing women's socks. They were so dirty, that whoever had put them on him that morning, had rolled them up at the toe, so that his little foot would at least be in a "clean" part of the sock. When I also noticed that his shoes were on the wrong feet, he said, "that's OK, please don't take my other shoe off." He is from a single parent family and I can tell that they care about him as he was dressed in several layers as it was very cold - but obviously they are just doing the best that they can.

I am the first to admit that I have done my share of "complaining" this year with how tough business and times have been (thank God for what we DO have). But I have taken it upon myself to do whatever I can as it breaks my heart into a million pieces to see this. I contacted the school Principle to see what the best way to deliver items would be as we believe that the family may even be living out of their car.

In the last 24 hours my family and friends have already collected over 3 bags of clothing, 2 bags of food, 1 bag of toiletries and almost $200 in gift cards to various local stores so they can buy items they need and/or want that we may have forgotten. The School, which is also doing a toy drive, actually added his name to their "Santa's list" where the needy children of this particular school will get to go into the room of donated toys (they've collected hundreds) and pick out any one that they want for Christmas.

This is my Christmas Me-Me: Thank you & God Bless, Connie

Thanks to Cathy Lee for tagging me for a Christmas MeMe: Now I Tag

*************************************UPDATE***************************************

I've been contacted by several generous souls on how one can "donate" to this young boy and his family. After meeting with the School today, what they REALLY need most is food. Gift certificates to stores in our immediate area are Ralphs, Vons, Albertsons, Big-Lots and Target. If you would like to mail gift cards or certificates, you can send them to:

Peach Hill Academy 13400 Christian Barrett Dr, Moorpark, CA 93021

Attention Mrs. Welch (Principle) or Mrs. De los Santos (V.P.)

Include a small note that your gift is to go to Connie Tebyani's "Adopted" Kid ;-) They'll know what you mean - please don't refer to him by name. THANK YOU, for all of your generosity!!!!

The Foreclosure Market IS the Market. Bank owned homes (also called REO's) are saturating the Real Estate Market.
Here are few things you MUST know about buying Bank Owned property:

1) You are buying the property "as is". In most cases the banks will not do any repairs.

2) The California Residenital Purchase Contract will be amended. The banks have their own contract you must sign or you will not buy the property.

3) Time is of the essence. The banks Will expect you to do your inspections in a hurry. They are all different, I have seen as little as 5 days. Ironically it will take them the better part of a week or two to get a fully exicuted contract back to you.

4) In most, I said MOST cases the banks will not do any repairs.

5) Make your dicission weather you want to buy or not! If you don't decide you might loose your deposit.

6) This might be the most important: Make sure you are fully QUALIFIED by a major lender. Often times the bank will want you qualified by their Lender. (This is especially true with Countrywide, They will not look at your purchase contract without a PreQualification from one of their agents.)

7) Along with your prequalification, have your paper work in order: This includes FICO score front page, Bank statements to show your deposit funds and a copy of your earnest money deposit check.

8) THE ITEMS LISTED ON LINE 6 and 7 WILL BE REQUIRED WITH ALL BANK OWNED PROPERTIES.

9) Highest and best offer: MAKE SURE you give your best offer. The banks will not counter your offer, they will only let you know if you got the property. Most don't even have the courtesy to call and advise the property was excepted by another buyer.

10) Be prepared for a multiple offer situation. If the property is newly listed and it is priced good it will recieve alot of offers. I have had deals with 26 offers and I have heard of 90+ offers from my colleagues. This is why your "HIGHEST AND BEST " offer is so important.

11) Be prepared to travel to sign your final paperwork. The escrow company can be anywhere in California. Most of the time they are within 40 miles of the property. You can sign at a local escrow company but this could add 4+ days to your closing date.

12) Most of the banks have a per diem. They will charge you and you agent for every day you don't close the deal.
The fee can be any amount. I have seen $100.00 to $325.00 per day.

LASTLY make sure you have an educated REALTOR to help you through this process. Weather it is your first home or an investment
