As an avid sportsman and golf spectator, who wants to improve his rusty game, I have recently taken a tour of what I have to call a "golfer's paradise" right here in San Luis Obispo County on the Central Coast of California. My wife Mila, my son Marcus, and I were given a tour of the Trilogy Monarch Dunes Resort in Nipomo, California by Steve Berry the Shea Homes sales representitive. Steve is a PGA quality former pro that drove us around the resort in his golf cart. Steve is one of those low key sales people that I like. No need being high pressure when you have such an outstanding product to sell. The Trilogy is not just a resort home development it is a warm and friendly community. It offers a wide assortment of activities to residence everything from wine making to exercise classes. The weather was perfect! Sunny and warm about 74 degrees with a very slight wind.
Shea Homes is the builder of the Trilogy and it is an extremely high end resort that has no comparison in this area. Shea Homes has always been known for it service, and in 2011 it was named by J.D. Powers as a Customer Service Champion, which is extremely difficult to acheive. As a real estate agent I first learned of the Trilogy from an avid golfing client that was interested in buying a home there. When I toured the homes for sale by Shea Homes, I was amazed by the quality of the finishes and the golf course views. The price point of the homes, between the low $419,000 for the 1,671 sq. ft. up to the $749,000 range for the 3,694 sq. ft., also makes the homes one of the best bargains in the county. Since Shea is a large corporation with deep pockets it is one of the few builders that are still offering "new built" homes in the area. If Shea doesn't have the home you like in its inventory, you are able to have them build one for you. Yes you can have a home built your way! It has been years since I've seen this! Shea has a design center where you can pick your finishes, exterior and even your lot. This value, new construction, and added builder's incentives have increased their sales. As most of you know, I have been pointing out our real estate market has really started to pick back up, and Shea has seen their sales numbers increase too. When Steve took us into Trilogy's Club house, Mila's jaw dropped. It reminded us of a 5 star resort we once visited. They have a gourmet quality restaurant Adelina's Bistro, a spa with a heated swimming pool with cabanas and water features, and fantastic tennis courts. Marcus wished he brought his swim suit. Their gym had weights and state of the art exercising machines. When you tie this in with their two golf courses, there is no reason you won't be in shape living here. Mila made the comment that the Trilogy was nicer than a $400 a night resort we recently stayed at. You have to go there to experience the resort. My pictures below can't replace the exhilaration of being there yourself. One big thing we noticed is that the residence and staff were so friendly. When you live in such a beautiful spot I guess it's hard not to be happy!

Nipomo continues to be behind the curve for improvement, but there has been some interesting action in lower-priced homes, REOs, and short sales. I've been showing these properties recently, and have discovered that many will get multiple offers and be in escrow (or what passes for escrow with a short sale) within a couple of weeks. Of course, many will fall out. But I was surprised to discover that my clients were not able to make offers on most of the homes they looked at because they were already contingent. If you look at the stats below, however, this does not show up. Inventory is up to 8 months (definliety a buyers' market), prices are down somewhat overall (though improved from September to October), and home sales dropped off in October. Still, inexpensive homes that need work seem to be snapped up fast.
