New Pool Facility Set to Open Soon at Hamilton Field

An aging public pool at Hamilton Field, Novato is almost ready for a grand debut after a $5 million renovation. The pool is located across from Hamilton Field's "The Landing at Hamilton" new home development (which is set to break ground in coming months) and the existing neighborhood of South Gate.

The renovation was approved unanimously by the Novato City Council in November 2007 and final plans were approved in March 2008. The leaky old pool was not compliant with the Americans with Disabilities Act and access to its bathhouse was restricted by the Marin County health department.

The revamped facility at 206 El Bonito Road includes a main pool of 185,000 gallons and a shallow pool of 12,000 gallons. There is new decking, piping, lighting and landscaping plus bathhouses.

Solar power and water leaks that have been fixed will lead to considerable savings compared with costs of the old pool, but the city will have to pay the water bill that was previously paid by the U.S. Coast Guard.

Traditionally, Hamilton Pool has been open Memorial Day through the end of September. If a private operator is signed to a contract, it could be open year-round, Shinault said.

Hamilton Field in Novato (Marin County), California, is a model community filled with a vitality and energy all its own. Since its inception as a planned community about ten years ago, Hamilton Field has seen vast improvements and is now a magnet community for folks of all different ages and backgrounds.

Hamilton Field is a jewel. The former military base, which was used by the Army and Air Force from the 1930’s to the 1970’s, is now a delightful community of over 1,000 homes. It is, to my mind, one of the very best communities in Marin as it has everything you need within easy walking distance (including shopping, dining, and all kinds of outdoor activities from swimming to skateboarding and biking to birdwatching).

The 408-acre Hamilton Field site in southern Novato sits east of HWY 101 at the Hamilton exit in desirable Southern Novato. The property is punctuated by old military buildings, most of which have been renovated and are used for community purposes, such as a theater, museum, and more.

The most impressive remnants of the military base are undoubtedly the old airplane hangers. The original hangers have been renovated and are now called Hamilton Landing. They are home to dozens of businesses, including Birkenstock, Disney’s ImageMovers, and many others.

Hamilton also features over 70 acres of parks and open space and 50 acres of community facilities, including: a library, art center, theater, soccer fields, baseball field, many open fields for picnics and romping, trails, open space, an ampitheater, pool, YMCA, and a skate park.

Hamilton Field’s housing units are situated in several neighborhoods: Bayside, Hamilton Meadows, Hamilton Park, Southgate, Traditions, Inspirations, Sunny Cove and Newport. Each neighborhood has a different feel. Hamilton Field is considered desirable by many because all the homes are relatively new, with the earliest being built in 1999 and the most recent being finished in the past couple of years. Newer homes simply have fewer problems. My many clients in Hamilton Field simply love where they live. If you follow my writings, you know I am a big fan of Novato's Hamilton Field. With newer homes (which are relatively low maintenance), friendly atmosphere, lots of amenities, easy proximity to shopping, dining, and public transportation (even to San Francisco), it is truly an idyllic fit for many. And with the reduced commute times now that the HWY 101 widening project is largely complete, the Souther Novato location is in high demand.

Hamilton Field Homes For Sale

Because of the easier commute and increased affordability, interest is very high. Hamilton Landing, the award winning business park created and effectuated by Barker Pacific is fully leased -- that fact translates to lots of jobs right there in Hamilton. In addition, Hamilton Plaza was recently completed and contains a monster, deluxe Safeway (with gas station), Peet's Coffee, Starbucks, Wells Fargo, several restaurants, and more.

As of this writing, there are numerous homes for sale in Hamilton Field and an almost equal number in escrow. There are 8 homes in escrow and another 11 currently active. That is a pending ratio of 42%--hot.

Several homes are located in the adjacent Sunny Cove and Newport neighborhoods. These homes have a wide range in price and top out at $769,000. Bayside features some smaller models and several distressed properties. Traditions is the neighborhood just across from the hangars at Hamilton Landing. We have several home there in the $750K price range.

Finally, there is South Gate, which has seen very few sales in the past year and just one distressed sale, as far as I know. Because of its location at the back corner of Hamilton Field, mature landscaping, and genuinely homey feel, these homes tend to sell for a premium -- particularly those which back up to the levee (which are super private and provide access to the Bay Trail). Hamilton Landing and Hamilton Marketplace Win Regional Recognition

Projects associated with Novato's Hamilton Field continue to rack-up recognition -- Hamilton Landing (a robust business hub now occupying the former hangers (circa 1930) of the Hamilton military base) and Hamilton Marketplace (a diverse new shopping center with a mega-deluxe-Safeway (and associated gas station), Peet's, Starbucks, Jamba Juice, banking, restaurants (still to come), pet supplies, and more) were named “Top Projects in the North Bay” by the North Bay Business Journal. Both feature unique architecture and green building elements. Hamilton Marketplace also incorporated solar power.

Barker Pacific Group acquired the Hamilton hangers almost a decade ago and has shepparded the renovation of the hangers to fruition. It is now a bustling business center occupied by media entities, Smith and Hawken, The Republic of Tea, and Disney's Image Movers Digital, among others. Michael Barker of Barker Pacific Group has managed to successfully retain the historic charm and character of the original design and architecture, while transforming the somewhat staid structures into highly desirable business space. Moreover, Barker Pacific acheived this feat despite being located next to the largest wetland restoration project undertaken in the western United States.

Where once stood Nave Lanes, the venerable Novato bowling venue, now stands high-end Hamilton Marketplace. Those living in Hamilton Field's several neighborhoods long sought this development (the site was pegged for a grocery store since Hamilton was transferred to Novato). While the road to completion was long, the finished product (this was an extremely well managed Grosvenor project) is a smashing success.
