Homes for Sale in Rockridge Neighborhood of Oakland CA on a Rocky Ride

Sales prices of single family homes in one of our favorite neighborhoods--Rockridge in Oakland, CA--have seen a series of rises and falls over the past three years. From this time in 2008, median sold prices in this popular area saw a fairly percipitous fall from the mid-$900's to the mid-$700's, and back up to the mid-$900's nine months later. From a median of $780K at the beginning of 2010, they zoomed up by almost $200K to $975K, dropped back to around $800K, soared again last quarter to the $900K range, only to drop back again this quarter to a median of $818K. What an exhausting ride! Over the course of three years median sold prices are now down 16%, but we won't be surprised to see them take another swing upwards! While median sold prices ended down 6% as compared to this time last year, over the past three months median prices have been on the rise. Inventory has been relatively high, with 81 properties for sale, of which 35 sold.

Part of the erratic price behavior is based on the disparate nature of the inventory: a combination of the vintage homes that are found on both sides of College Avenue, and the large, mostly new homes in the Rockridge hills. Both types of construction fall within the 94618 zip code, and there is a broad range of prices.

We've seen an additional swing in behavior in list price vs. sold price in the homes for sale in the Rockridge neighborhood of Oakland, CA. This past quarter sold prices(in green) fell below median list price(in red) by $44K, whereas the previous quarter sold prices were in excess of list by $47K.

How Do Oakland Home buyers compare? 5 Traits of Today's Home Buyers

Have you ever asked yourself what kind of buyer you are? If you're anything like the buyer’s in the survey, I’d say you’re a smart, educated buyer, who is paying attention.

What are your top 3 needs in a home?

A survey by American Lives, a consumer research firm in California, conducted a study for the trade magazine Builder to answer that question. Here are their conclusions:

· They are young. Most are under 45. Half said they had annual household incomes of $75,000 or less. Two-thirds are married.

· They are frugal. They consistently told surveyors they were eager to live a simple lifestyle.

· They are concerned about their financial future. About 70 percent said the economy is “not so good” with 27 percent saying it was getting worse and 27 percent saying it was getting better, and two-thirds saying it would get better in a year. Some 55 percent said they were concerned that they might lose their jobs.

· They see themselves as energy efficient but not necessarily “green.” About 32 percent said they’d pay extra for energy-efficient features but only 16 percent said they’d pay extra for recycled or renewable construction materials.

· Neighborhood is important. Ninety-five percent said they thought the community was as important as the home itself. Seventy-nine percent wanted the most square footage they could afford, but 69 percent said they’d consider a smaller home in the right neighborhood.

College Ave in the Rockridge Area of Oakland is Hopping

College Ave. is the main street for shopping and dining in Rockridge. The district actually covers quite a few blocks, straddling both sides of the BART station (which is a great option for getting there if you're coming from San Francisco or East of the hills), but there are so many great shops to explore you'll hardly notice how far you've walked.

Shopping Rockridge offers every type of shop you could want: women's, men's, and children's clothing, furniture, housewares, collectibles, you name it.

visit rockridgeCrossroads Trading Company recently expanded to their new loaction at 5901 Colldge Ave. Along with their other Bay Area locations, Crossroads is a Buy-Sell-Trade store offering used and new apparel and accessories at affordable pricing. Trying to get a bit of cash to shop? Bring your gently used clothes and they will give you money or trade credit for them.

Crush and Tootsies are owned by the same owners, and boy do they have a taste for style! Crush sells super cute clothing, including local 510 Oakland gear. Tootsies offers a fantastic selection of shoes at a range of prices, and for every occasion. One stop here and you'll never have a need to shop for shoes any where else. If that wasn't enough, they also have an in-house salon offering mani's and pedi's!

Dining With all the options for shopping, be sure to save time for some good eats! Rockridge is home to some amazing restaurants, a number of them personal favorites.

visit rockridgeOliveto's has always been a favorite of mine (see my review here). Featuring seasonal, local Italian-inspired dishes, the Cafe is open all day, every day and is a neighborhood hub. For a special treat, visit the restaurant for a fine dining experience.

Just up the street, Zachary's serves up some mighty fine pizza. While they're known for their indulgent Chicago-style deep dish pies, their crispy cornmeal dusted thin crust pizza's are also quite delicious.

Powell's Sweet Shoppe just opened near Royal Ground and La Farinne which are both closer to Alcatraz. If you've never been to Powell's, you're in for a real treat! Finding nostalgic candies you haven't seen since you were a kid make it worth a stop, even if you don't buy anything. But I'd be surprised if the walk down memory lane doesn't end with a little sweetness :).

Median Home Price, Single Family Homes for sale in the Rockridge neighborhood of Oakland, CA Real Estate Market Update October 15, 2010

As I took our snapshot of the Rockridge neighborhood real estate market this month I saw a slight decrease in median price of the active listings, but a substantial decrease in the sold prices from August to September of this year. Overbidding continues on the most desirable homes, but multiples may be two or three offers, and that may not bring the offer price even to the list price.
