One of the things we like about living in east Contra Costa County is the many family oriented activities. Although we live in Brentwood my boys play Little League in East County Little League. Most cities have at least one organized youth baseball league. Brentwood is primarily a Pony League town.
We choose the ECLL, centered in Oakley, as I played Little League as a child and I liked the flexible age groupings that allows kids placement to be based on a mixture of age and skill. I have 5 boys and my oldest plays in the Majors, the next one plays in AAA, and Weston (Pictured Below) plays T-Ball.
Don’t let the name “T-Ball” confuse you. About half way through the season they start having the coaches pitch to the kids, only going back to the T if the kid cannot get a hit. T-ball is coed, but when Weston moves up to farm next year the split the girls off into fast pitch softball (although girls can opt to play in the boys divisions). It does not get easier for me, Weston’s little bother Janson start T-Ball. That means 4 games for me on a Saturday. There are some days I actually get them all in.
If you watch the video I want you to note. I do not normally yell at my son to run over a first basemen (and the remark was not actually directed at him.) My wife was involved in a collision at first base in a softball game the Monday before putting both players in the Hospital. I was teasing her.
I love baseball. I think it is the most American of sports. It involves individual skill and team skill. I don’t follow the Major Leagues much, I just watch my kids. This is one of the things we like about Living in East Contra Costa County.

Oakley is one of the most interesting markets in East Contra Costa County. Home Buyers can find excellent Homes in Oakley at great prices, but the market is up and down. These numbers are pulled from the MLS on May 11, 2009 and focus on Single Family Homes.
In April 58 homes sold in Oakley. The Average Price of those Oakley Homes sold was $212,066.00 and the Median Price was $197,500.00. The homes sold spent an average of 58 days on the market and the average price per SF was $109.00.
These March Figures are little different than Last Months Market Report due to late reporting on the MLS. In March 86 homes sold in Oakley. The Average Price of those Oakley Homes sold was $207,513.00 and the Median Price was $183,500.00. The homes sold spent an average of 59 days on the market and the average price per SF was $113.00.
The key figure to pay attention to is the average price per SF. The average price continues to drop slowly, but this is an up and down trend contrasted with the slight rise in the average and median price.
As of today there are 156 homes on the market. The average asking price is $283,934.00 and the median asking price is $259,950.00. The average home has been on the market 110 days and the average asking price per SF is $143.00. The number of homes on the market is a 3 month supply, which I would normally consider low, but is higher than the neighboring communities. Asking prices are high compared to selling prices and this probably accounts for much of the roller coaster.

If you’re thinking of Buying a Home or Selling a Home in Oakley CA, now may be the time to act. This market is still dominated by Bank Owned Homes, but it appears to be turning around. These numbers are taken from the MLS on April 22, 2009. I have only looked at Single Family Homes. Some of the numbers vary slightly from Last Month’s Oakley Market Report, probably due to late reporting on some sales.
In February there were 62 home sales in Oakley, CA with an Average Price of $205,663.00 and a Median Price of $182,450.00. The sold homes were on the market for an Average of 45 days and sold for an Average SF price of $111.00.
In March there were 84 home sales in Oakley, CA with an Average Price of $206,824.00 and a Median Price of $183,500.00. The sold homes were on the market for an Average of 58 days and sold for an Average SF price of $113.00.
Currently there are 166 Homes For Sale in Oakley, CA. The Average Price of the Homes is $287,427.00 and the Median Price of the Homes is $252,450.00. The homes currently for sale have been on the market an Average of 111 Days and have an Average Price per SF of $145.00. Remember, this is what people are asking for not completed sales.
It seems prices have stabilized and going up slightly. Homes are still over priced, but the prices are coming down to meet the market.

To round off our market reports oh East County Homes for Sale I will provide a report on Oakley homes for sale, the report is based on MLS homes for sale and homes sold in Oakley in January and February of 2009. The numbers were taken from the MLS on March 27, 2009. The figures are based on Single Family Homes.
In January 2009 60 homes sold in Oakley California. The average price of the sold home in Oakley California was $237,159, with a median price of $212,500.00. The average price of homes in Oakley California was $122.00 per SF.
In February 60 Oakley Homes sold again, but the Average price of homes sold in Oakley was $206,535.00 and a median price of $182,450.00. The average price of homes in Oakley California was $110.00 per SF.
Currently there are 212 homes for sale in Oakley, California. The average asking price of an Oakley home for sale is $265,501.00 and the median price is $249,750.00. The average listing price of homes in Oakley California is $132.00 per SF. 
It would appear that prices are still declining in Oakley and that the homes selling are the ones that get ahead of the pricing trend. However, there is less than a four month supply of homes for sale on the market now. This is low and if the trend continues the market should change.
