More Than One Third of Homes Sold In Mission Valley, California Are Cash Sales.

Ocean Beach, California and Golden Hill, California were among the bright spots in single family resale prices when comparing 2011, with 2010. The median price in Ocean Beach last year ended at $715,000 up almost 6 percent from the prior year. Golden Hill saw a 3.5 percent bump in 2011, taking it to $207,000. Tierrasanta had one of the largest jumps in condo sales last year, but the area saw one of the larges dips in condo prices. Values fell from $342,000 in 2010 to $250,000 in 2011.or a drop of 27 percent. Mission Valley condo prices also take a big hit, sliding 22 percent to $200,000.

More than one-third of total sales in Mission Valley last year were completed with cash. That's higher than it was last year when its was 27.1 percent.

Ocean Beach, situated on the Point Loma Peninsula just north of downtown San Diego, is a fun, beautiful, quirky community.  And, their 32nd annual Christmas Parade, this Saturday (12/3), will be the same!  The theme this year will be Surfer's Paradise.  Often I go to the beach at OB, sometimes with my dog because they have an awesome Doggie Beach, other times to sit on the beach or walk the pier (longest on the west coast, 1,971 feet) and watch the impressive surfers.  Ocean Beach is a very popular spot for surfers so it is appropriate that the theme would be Surfer's Paradise this year.

What is really fun about this parade (scroll down for the video I took of the parade last year) is it is so NOT commercial.  It is fun, local people having a great time.  Many of the Point Loma and Ocean Beach school's or kid's organizations have floats or march.  A lot of local businesses and clubs do too.  Heck, a lot of the participants are just groups of people who grew up here, or have lived here for years, and band together with friends.  

This is such a great time you won't want to miss it.  Here is the schedule: At 5:04PM the community Christmas Tree, a 54 foot Aleppo Pine, will be lit.  The tree was cut down and donated by the San Diego Safari Park.  It is right next to the ocean, by the Ocean Beach Pier.  The Parade will start at 5:05PM, heading west on Sunset Cliffs Blvd, north on Newport Ave. and end on Abbot Street at Veteran's Plaza.  There are lots of restaurants and stores on Newport Ave. and the side streets.  Most will be open so you can drop in for some shopping, have a bite to eat or, there are several establishments for an adult beverage in OB!  Approximately 10,000 people come for the parade so parking might be tricky.  Come early.

Actually the parade isn't the only thing to come to OB for on Saturday.  There will be lots of other events and activities starting at 9AM.  Opening at 9 in the parking lot next to the pier will be an Action Sports Fun Zone with  skateboarding exhibitions, a stage, kiddie rides and at 11AM (till 9PM) live music.  On the lawn at Veteran's Plaza will be the Ocean Beach Arts & Crafts Fair.  And, of course, there is a lot of nightlife in OB and after the parade, on a Saturday night, the place will be hopping.    

OB is an eclectic community dating back to 1887.  Ocean Beach real estate is quite varied, there are tiny, funky beach cottages, ocean view condos, custom homes and amazing ocean front estates.  The town has unique shops and restaurants.  Many antique stores are located on Newport Ave.  OB is not a Big Box or chain store type of place.  Every Wednesday after noon one of the best Farmer's Markets is held on Newport Ave.  Ocean Beach is laid back and prides itself on being very non-pretentious.  Very cute, quaint beach town yet only minutes form sophisticated downtown San Diego.  Check out Saturday's Holiday Events and parade.  You will fall in love with the OB lifestyle!
