Sometimes I just don’t understand it! How is it that some people are able to stay in this business with practices that could be considered suspect at best? I have an investor client who is looking to purchase a few properties in a specific development in Oceanside, CA. It’s a great neighborhood that generates substantial cash flow as well as long-term appreciation potential. There has been a great deal of sales activity in the past 6 months within this development, but currently the listings are slim. One of the listings seems like a perfect opportunity for an investor like my client. I tend to contact the LA prior to previewing a property to confirm that the showing instructions are still current (we all know that mls info isn’t always updated appropriately). It has been two days and I still have received no response from the LA. It has been on the market for 165 days so it would stand to reason that the LA would be eager to have this property shown to a serious potential buyer. It just all begs the question….how do you expect to sell a house if you won’t even return a simple phone call?

Camp Pendleton is celebrating the announcement of a new hospital which will be breaking ground the early part of 2011, the hospital is going to be located 10 miles from the front gate of Camp Pendleton--off Harbor. This facility will treat troops and military retirees at Camp Pendleton, adding to a building boom transforming the base into one of the most modern in the U.S. Marine Corps.

This newest facility will be multi-story and be approximately 511,100 SF, This will be the newest medical facility to be build on Camp Pendleton in 35 years. Approximately 64 beds are expected to be part of this 511,100 SF facility.
The current hospital, which overlooks Lake O'Neill, may be converted to an office building provided it meets the state earthquake requirements for that use.
Most of the people seen now at the hospital, both active-duty troops and military retirees, are treated on an outpatient basis. Those requiring more extensive care or long stays are treated at military facilities in San Diego.
The completion date is speculated to be the end of 2012 2014-over 1000 workers are expected to be part of the project. This work force is definitely a much needed boost to our local economy.

New Training Center @ Camp Pendleton Soon To be Under-Construction.
Construction has begun on a new Marin Corps Infantry training Center @ Camp Pendleton in Oceanside, Ca. 22,475 Square Feet Infantry Training center which is under construction @ Marine Corps base - Camp Pendleton is schedule to be completed in November 2010.
Two story project will incorporate eco-friendly features including photovoltaic panel on roofs to offset building energy costs by and estimated 12.5 % and water-efficient landscaping with drought-tolerant native plants species to reduce irrigation requirement by 50%.
Estimated building cost $10 Million.

The US Marine Corps is moving ahead with plans to build 24 new barracks for single Marines at Camp Pendleton in Southern California. The service plans to add 22,000 Marines from FY 2010-2013, and intends to build modern barracks to accommodate the expected 4,000 Marine increase at Camp Pendleton. The new housing is expected to bring single Marine quarters up to the same standard as married quarters. It's part of a $2 billion makeover that also includes new training facilities, a fitness center, electrical and sewer improvements, and other facilities.
Camp Pendleton, the Marine Corps' largest West Coast expeditionary training facility, encompasses more than 125,000 acres located approximately 38 miles from downtown San Diego in North County. More than 38,000 military family members occupy base housing complexes.
