Few people are aware of this terrific neighborhood in Southeast Oceanside. Sunset Hills is located in Oceanside south of the 78 and in between College Boulevard and Melrose Drive. Buying a Sunset Hills home is a terrific option for buyers that want to live close to Carlsbad, but would be limited to a condo/townhouse in the pricier neighboring zip code. One reason for the lack of awareness is that Sunset Hills does not turn over as frequently as other neighborhoods. Currently, of the 450 plus homes, there's two active listings and one pending sale. While Sunset Hills homes have not been immune to the wave of foreclosures and short sales, the percentage of distressed sales is much lower than some younger neighborhoods.

Sunset Hills homes were built in the 1980s and include stylistic elements of that era. Contemporary at the time, Sunset Hills homes feature master bedrooms with double sinks separate from the master bathroom, wooden stair hand rails with iron posts, open floor plans, central kitchens, and exposed fireplaces. Homes are built on lots typically ranging from 8000 - 12000 square feet, decent size for a Southern California suburb. While there is not active HOA, pride of ownership can been seen as you walk the neighborhood. Most of the orignial wood shake roofs have been replaced with composition shingle counterparts. Christmas decorations don't linger until Valentine's Day. Front yards are maintained and mature trees highlight owners' landscaping.

Sunset Hills is located within the Vista Unified School District and sends its students to Lake Elementary School, Madison Middle School, and Rancho Buena Vista High School. Rancho Buena Vista (RBV) has an accomplished academic and athletic record (football field pictured above) as well as a well supported marching band program. Lake Elementary School, which along with Madison Middle School is located down the street on Lake Boulevard, is an excellent example of school and neighborhood integration. Sunset Hills parents take great pride in their local school and the proximity leads to active participation in school activities. Next door to Lake Elemenatry is Lake Park (pictured above) , which is home to three baseball/softball fields and on any given Sunday monring numerous dog walkers. Closer to the center of Sunset Hills is Oak Riperian Park which is a hike away from the Calavera Nature Preserve.
While the kids can walk to the schools and parks, within a 15 minute drive you can find the beach, Legoland, the Carlsbad Outlets, the Oceanside Pier, San Marcos Restaurant Row, and depending on traffic--both the 5 and the 15. With all it has to offer, Sunset Hills is an attractive combination of location and value.
