An award winning in fill development in the heart of Downtown Orange, The Depot Walk was a 1st for even Olson Homes, the builder. Part of the United States Green Building Council's pilot program for their LEED for Neighborhood Development Certification, Depot Walk was actually the 1st LEED Certified residential development in Orange County. WHA (William Hezmalhalch Architects, Inc.) was charged with the task of designing the 32 home development directly adjacent to the Orange Train Depot. Hence the name, Depot Walk. Built in 2 phases, new home sales wrapped up for Olson Homes by the end of 2008 with a high sale of approximately $600,000 and a low of $450,000. Had it not been for the traumatic market conditions, the project would have been a great financial success for Olson Homes, in my opinion.
There are few locations in Orange County that are more appropriate for a green development. Depot Walk is strategically located next to the Train Depot for daily commuters heading to LA or San Diego. Although there is still a small group who travel this way on a regular basis today, it's more than likely that Southern California's rail systems will be a greater part of our transportation mix over the next 30+ years.
The famed Orange Circle is only a few minutes walk from Depot Walk as well as Chapman University. St Joesph Hospital, UCI Medical Center, The Honda Center, Angel Stadium, The Block at Orange and Disneyland are all within 4 miles distance.
All homes included their own Sunpower solar systems, Rheem tank-less hot water heaters, less toxic finish materials, and a well sealed building envelope among many other neat "green" building features. Native and drought tolerant landscaping can be found throughout the development. 3 of the 32 homes were zoned as mix use which have enabled a few Depot Walk Residents to use their 1st floor as commercial space.

What is a Short Sale?
A short sale, negotiated settlement, or short pay occurs when a lender agrees to accept less than the amount owed to pay off a home loan. The lender usually agrees to a short sale due to the costly foreclosure process were they will take a much larger loss.

How long will this process take?
There is no set timeline in the short sale process. It may take several weeks and or months before a lender and home owner can agree on acceptable terms. However, because of the increased popularity of the short sale option, banks have been streamlining the process to provide quick answers and a smoother process. We will keep you informed of the progress throughout the entire transaction.
But my house is going to foreclosure, will I have enough time?
Starting a short sale will not automatically stop the lender from starting the foreclosure process. However, our staff has successfully convinced lenders to postpone a foreclosure while we negotiate a short sale. While there are no guarantees, we will do everything that we can to get your home sold before the lender follows through with their foreclosure!
Can I stay in the house?
Yes, you can stay in your home until the completion of your transaction. In a short sale situation, you are working with the bank to get your property sold. You are an important part of the short sale process for the lender. By keeping you in the home, the lender is more likely to keep the home in its present condition and maintain a higher value than if you were to leave.
Will this have any impact on my taxes?
On December 20th, 2007, President Bush passed "The Mortgage Forgiveness Debt Relief Act of 2007" which allows California Homeowners a (3) year window to avoid paying taxes on the loss the lender takes. Before this act took effect, "If the value of your house declined, and your bank or lender forgave a portion of your mortgage, the tax code treated the amount forgiven as income that can be taxed." According to "The Mortgage Forgiveness Debt Relief Act of 2007" if you sell your home as a short sale by December 20th, 2010, the loss the lender takes will not be considered taxable income by the IRS. The IRS often gets involved with short sales because they are seen as a relief of debt and may be treated as income. Please check with your accountant and let them know about "The Mortgage Forgiveness Debt Relief Act of 2007."

New to Orange? Zulma's Favorite Spots in the OC- Salon Gabriel Anthony
If you're new to Orange and in need of a great new salon then Salon Gabriel Anthony is your best bet. Although I've lived in Orange County for three years now, I still hadn't found a stylist or salon that I absolutely loved. That is of course, until I found Salon Gabriel Anthony which I absolutely love!
I actually found Salon Gabriel Anthony by accident while having lunch in Old Town Orange in December 2008. I was looking for a former builder that was now gone and in it's place was this hip new salon. I walked in and was greeted by the owner, Gabriel Anthony, who was kind enough to let me know where the previous tenant had gone. Unhappy with my current cut I looked around this gorgeous salon and scheduled an appointment with Gabriel.
I walked out of that salon a week later with an absolutely perfect bob and a salon I love. The salon itself is hip and trendy and a welcome addition to historic Old Town Orange. The owner, Gabriel, is absolutely fantastic. He strives for perfection in everything he does and is committed to giving his clients the best possible style, service and atmosphere.
