The active available inventory has been hovering around 1450 now for some time.
We should continue to see more short sales as we progess and probably less REO's in the next year.
Many banks are figuring out that a short sale is the way to go instead of paying all the money in Foreclosure expenses.
There are still around 50 properties in and around the greater Redding area that are under $100k!
There are some Tremendous deals on the upper end estates! One in particular that came out today is approx 5200 sq.ft of custom quality at $995,000....That was a $2. something Million dollar home at the top!
The weather is cooling off and there are still some great buy out there...many even pencil out! Something that you couldn't find 3-5 years ago!

It's that time of year again! The Honey Bee Festival is just around the corner. This is a fun festival where all Palo Cedro gathers to share arts & crafts and of course food and music. You and your family can enjoy from the many informative booths, vintage tractors, and a kid's fun center. The Palo Cedro Honey Bee Festival is a part of the Palo Cedro Community Park and is dedicated to "Building a better Community through Parks and Recreation".

If you live in California and want to take advantage of the latest tax credits you can do pretty well right now...if you hurry...The money for the tax credits is already close to being half gone!
Get the facts on what is being offered on your potential tax credit and how it will impact you if you decide to buy now or soon...once the money is gone....it's gone...
Beware of any advertisements that say "the government will mail you a check for $8,000" when you purchase a home from me!! Once such local advertisement I recently heard!! I couldn't believe my ears when the person said "buy a home from me now and the government will mail you a check for $8,000!".....I can hear the attorneys right now jockeying for position....that should be a pretty simple case....owch.....Who will be the first to take this person up on this claim?? Time will tell.....perhaps we will hear another ad with a disclaimer?? Probably not....
Don't believe EVERYTHING you hear....do your own research and homework!! Even Realtor's make mistakes....in this case it was Quite Obvious!
The Government will not mail ANYONE a check for $8,000....no one...ziltch...notta....it is a tax credit not a check in the mail!!! The credit is broken down and you can not get it all in the first year!!! SOOOO do your homework.....

Wow...I thought I had heard it all...finaciers taking people's life savings..people scammed out their hard earned dollar but then I read this article about a group of Girl Scouts that got scammed and Ripped off!
The Crooks used Fake $ 20's to purchase a bunch of Girl Scout cookies!
Well there is a happy ending to this tale...

We had 1 Closed Sale, 3 Pending Sales and 44 Active Listings. The median price for closes sales was $437,500. The median price for Pending Sales was $259,500 and the median price for Active Listings was $431,700 The Active Listings range in List Price from $186,900 to $1,980,800. The Overall Days On Maret average out to be 157 DOM and the average per square foot list price is $215.11 and per sqare foot sold price is $152.39.
Let's take a look at a few of the Active Listings:

22229 Lassen View is a Short Sale and offers you the privacy and seclusion of Palo Cedro with the room to roam. 2.78 Acres provide the room for horses and that gentleman's ranch. This 4 bedroom 2.5 bath home built in 1988 offers ample room. There's a bit of work to do on this one, however the square foot price at $148 provides the opportunity for a bit of TLC for the right price.

9306 Wagonette is a beautiful home built in 1999 and listed at $425,900. 2150 square feet on 2 acres this 4 bedroom, 2 bath home is lovely. The square foot price is $198.

9420 Palo Cedro Estates offers 2 acres and 2700 square feet with 3 bedrooms and 2.5 baths. This is a short sale. The square foot price is $199.
