Seller Be Gone and Let Me Sell Your Home(You Too Listing Agent)-I just finished showing a Townhome to my very serious-all cash buyer. It took 2 weeks to finally get an appointment to see this Town Home because:

  • There was no-lock box
  • The listing agent insisted on being there
  • The seller insisted on being there.

Upon arrival, my client and I were accosted by two ladies (listing agent and elderly client) who "Sold" us every room in the townhome.

The Agent would tell us all the "benefits" of the home(most very obvious and clearly a show for her seller) and then the seller would repeat the same dialog about the benefits. The listing agent would then raise her voice at her Seller and tell her that she indeed had "jus told us that".It was like watching a really bad version of "Golden Girls Become Realtors"!

My client and I were very distracted by the "show" and all we wanted to do was leave. But we couldn't because they insisted we "know everything".

Finally we wiggled our way out of the Townhome and outside. To be honest we didn't remember what we had just seen.

Because the Seller and the Listing agent felt they needed so much control, they "controlled us" right out of the home! By the way, this listing has been on the market for 200+ days! Hmmm....I wonder why!

Had the listing agent taken control and followed these few points...

  • Asked her to step outside with her while we looked around
  • Let go of the obsessive need to "sell, sell, sell"
  • Made the property more accessible with a time-controlled lock box

that Townhome would have been sold months ago.

It's amazing how many Listing Agents and their sellers have this obsessive need to control every aspect of home sale, including the "need" be there to "sell the home" Unfortunately many their efforts are mostly counter productive. (execptions go to high profile homes with regards to the listing agent "only" being present).

The bottom line is no-body likes to be sold. In most cases a buyer knows immediately if they are interested in a home. And nothing will turn them off faster if they feel like they are being pressured or sold. The lesson here is to step back, let go of control!
