December 2011 Market Update - South Orange Grove Boulevard Condos/Townhomes in Pasadena CA

This is a market recap of condominums and townhomes in the South Orange Grove corridor of Pasadena, California. This area is also known as "Millionaire's Row". This name is from earlier times along South Orange Grove where landmark mansions and estates once lined this gracious broad tree-lined boulevard.
In this report, I extend beyond what some may consider the "prime area" along South Orange Grove Boulevard and include properties south of Colorado Boulevard and north of Columbia. For the eastern boundary, I include Singer Park on California Boulevard and all of the streets that run parallel to California. The western boundary for this report is the Arroyo(south of the Colorado Street Bridge). This report does not include any of the condos or townhomes in Old Pasadena or those north of the 210 Freeway(so it does not include Orange Grove Village I or II, Continental Court or any of the developments between North Orange Grove and Arroyo Drive). December 2011 Market Update - South Orange Grove Boulevard Condos/Townhomes in Pasadena CA

There were four sales in this category along the South Orange Grove Boulevard corridor in December 2011. The sales ranged in price from $500,000(888 South Orange Grove) to $1,975,000(the spectacular two level townhouse style condo at 300 South Orange Grove). In December 2010 there was one sale in the category - a unit at the Rose Tree condominium complex that closed for $670,000.
As of the date of this post, there are 24 condos/townhomes on the market for sale ranging in price from $320,000(a one bedroom at Castlegate) to $1,495,000(Grand Avenue). There are five properties in escrow ranging in price from $479,000 to $698,000.
I continue to see the number of days on market increasing and numerous price reductions -- sellers can definitely address these two issues by correct pricing upfront and proper presentation(staging can be as simple as de-clutter/touch-up to more extensive renovations). It may be trite but you only have one chance to make a first impression.

Regarding the term "Millionaire's Row" and its significance to South Orange Grove Boulevard: Many landmark mansions and estates once lined this broad boulevard and the surrounding neighborhood. Some of those mansions and estates certainly exist in this prime neighborhood just east of the Arroyo Seco along with the condominiums and townhomes.

Status Update: November 2011 Sales Report - Along Pasadena Millionaire's Row
There were three sales in the condominium/townhome category during November 2011. The ranged in closed sales prices from $750,000(a single level condo at 300 South Orange Grove that was listed at $725,000) to $1,000,000(a 2392 square foot two bedroom, three bath, library single level on Gordon Terrace with an amazing patio). The other unit was a townhome in a three unit complex on Bellevue that sold for $795,000.
In November 2010, there was only sale in this category a townhouse style condo at the Bellefontaine that sold for $738,000.
South Orange Grove remains one of the most desirable addresses in the San Gabriel Valley. Many of the buyers want a single level unit. If the building is multi-story, an elevator in the building will enhance the appeal of the unit. Those buildings, many of which were built in the 1950s and the 1960s, without elevator service will notice that upper level units may not be as popular with today's buyers.

According to our local multiple listing service reports there were seven sales in the South Orange Grove Corridor(condos/townhomes) during the month of October, 2011. The sale prices ranged from $445,000(a two bedroom unit in the Garden Grove complex) to $899,000(a unit at 2003 bult The Savannah which has subsequently just been re-listed at $979,000 within the last five days.
During October 2010, there were three sales. They ranged in sold prices from $270,000(a one bedroom second level unit at Castlegate) to $850,000(to a second level unit at 660 South Orange Grove--what an impressive lawn area at this complex!).
Currently, there are 26 condos or townhomes on the market for sale along the South Orange Grove corridor. They range in price from $325,000 to $1,975,000(same price range as end of September 2011). Ten units are in escrow with the most recent list prices of $339,000(in Castlegate) to $795,000(one of the units in the three townhome project on Bellevue).
South Orange Grove remains one of the most desired addresses in the San Gabriel Valley....so presentation and pricing continue to be very important, this is not typically a good market for properties in need of repair or updating....buyers want move-in condition.

Pasadena CA September 2011 Sales Recap and Market Update - South Orange Grove Corridor (Condos & Townhomes)
According to our local multiple listing service reports there was just one sale in the South Orange Grove Corridor(condos/townhomes) during the month of September, 2011. The sale was a two bedroom/two bath condo at The Atherton(not far from the Valley Hunt Club). It was listed at $599,000 and sold for $565,000. With approximately 1384 square feet, this first floor unit had nice outdoor areas and was built in 1977.
During September 2010, there were six sales. They ranged in sold prices from $550,000 to $850,000 with a median sales price of $572,500 and an average sales price for the month of $650,333. It should be noted that four of those sales were a result of the auction of units at the then newly constructed units at Bridgewater/Arroyo.
Currently, there are 25 condos or townhomes on the market for sale along the South Orange Grove corriodor. They range in price from $325,000 to $1,975,000. Eight units are in escrow with the most recent list prices of $390,000 to $1,200,000. South Orange Grove is one of the most desirable in the San Gabriel Valley....so presentation and pricing continue to be very important, this is not typically a good market for properties in need of repair or updating....buyers want move-in condition.
