The average price of the houses that sold was $ 149,450 with an avg. list price for sold’s of $ 158,269 showing a sale to list price ratio of 94.43%.

Right now the average asking price in the area is $ 277,552, down from last month’s $ 281,255 average. So, still dropping slightly. The average time it is taking to sell a home is 230 days. Up a bit from last month’s 218 days. In the last month 19 houses have been listed and 15 have sold. The average price of the houses that sold was $ 149,703 with an avg. list price for sold’s of $ 160,387 showing a sale to list price ratio of 93.34%.

 

This month’s median price listing is a short sale 3/2 with 1520 square feet, 6 spaces in the garage and hardwood floors. This one is in Mace Meadows so if you like golf… It is offered at $ 235,000. It is on a half acre lot.

Again this month a manufactured two bedroom two bath in Meadow Pines is the least expensive home listed in the area. Last month this one was asking $28,000, but the price has dropped a whopping $18,050 to just $ 9,950 with $490/month space rent. Lots of storage and a nice yard.

Right now the average asking price in the area is $ 281,255 down from last month’s $ 283,191 average. So, still dropping slightly. The average time it is taking to sell a home is 218 days. Up a bit from last month’s 193 days. In the last month 15 houses have been listed and 8 have sold. The average price of the houses that sold was $ 207,925 with an avg. list price for sold’s of $ 219,237 showing a sale to list price ratio of 94.84%.

Three properties tie for this month’s median price listing. All three are in Pioneer and they are offered at $ 249,000. The first (in no order) is a 1490 square foot 2/2 on just under a half acre. The second is a two story 3/2 on .30 acre with 1246 square feet. Third is a 1232 square foot 3/2 on .50 acre. None of these are Short sales or REO (bank owned) just old-fashioned sales!
