For the past three years, the median sales prices of stick-built single-family homes in Pismo Beach declined year to year. The median sales price dropped by about 17% from $662,500 in 2009 to $549,000 in 2010, and again by about 2.5% to $535,000 last year.
By 2011, the drop in sales prices created more affordability. This could be seen by the spike in the number of homes sold last year, which was an almost 77% increase in home sales.
The average number of days needed to sell a stick-built single-family home shortened by 19 days from 145 days in 2009 to 126 days in 2010. While more homes sold in 2011, sellers also needed extra 44 days, or an average of 170 days to sell their homes last year.
How are price trends continue in 2012 and onwards? I estimate that sales prices may ease downwards slightly or stabilize by end of 2012.

The Day Ahead: Jobless Claims, Home Price Index, Appreciation in some States
Jobless Claims Slightly Lower Than Expectations, In the week ending January 28, the advance figure for seasonally adjusted initial claims was 367,000, a decrease of 12,000 from the previous week's revised figure of 379,000. Nonfarm business sector labor productivity increased at a 0.7 percent annual rate during the fourth quarter of 2011. Home Price Index (HPI®) report, the most timely and comprehensive source of home prices available today, giving the first look at full-year 2011 price changes. The CoreLogic HPI shows that including distressed sales, home prices in the U.S. decreased 4.7 percent in 2011 compared with December 2010. This year-end report shows that home prices continued the trend of year-end decreases—this is the fifth consecutive year with a decrease in the HPI. The HPI excluding distressed sales showed that home prices decreased by 0.9 percent in 2011, giving an indication of the impact of distressed sales on home prices in 2011.
-Including distressed sales, the five states with the highest appreciation were: Montana (+4.4 percent), Vermont (+4.0 percent), South Dakota (+3.1 percent), Nebraska (+2.5 percent) and New York (+1.7 percent).
-Including distressed sales, the five states with the greatest depreciation were: Illinois (-11.3 percent), Nevada (-10.6 percent), Georgia (-8.3 percent), Ohio (-7.7 percent), and Minnesota (-7.5 percent).
-Excluding distressed sales, the five states with the highest appreciation were: Montana (+7.7 percent), South Dakota (+3.5 percent), Indiana (+3.3 percent), Alaska (+3.1 percent), and Massachusetts (+2.9 percent).
-Excluding distressed sales, the five states with the greatest depreciation were: Nevada (-9.7 percent), Minnesota (-5.2 percent), Arizona (-4.9 percent), Delaware (-4.2 percent) and Michigan (-3.5 percent).
Dow is trading at 12,722.90 +6.44 and the 10 yr bond is at 1.84% from 1.83% Yesterday, . Currently mortgages are slightly better from Yesterday

You do have listings, right? And you do hold open houses for your listings, correct? Of course you do! So do we. That's why we created a handy-dandy little checklist, which we're gladly sharing with you below!
Take some time and put together an open house kit. You’ll need to gather all the supplies you will use frequently and put them into a rolling cart that you can simply pop into your car each weekend. Or you can simply leave the kit in the trunk of your car (and remember to drive the same car to your open houses each week).
Have a ready kit assembled will save you tons of time and make your prep smooth and stress-free. When you’re focused on getting lots of folks to your event, and with the energy you invest into talking to people, the last thing you need to worry about is being ready. So, save yourself some time and put your kit together now. Below is our suggested list, which is also available on our web site, www.HostOpenHouses.com.
Open House Supply Kit
Put all these items into your portable rolling “wheely” cart and keep it in your car (except the signs, which can go into your trunk).

For the signs, you already have A-frame signs, and a dry-erase marker to write the addresses. To attract attention to your house, I recommend sky flags and yard markers, which are also on our web site www.HostOpenHouses.com. Of course the balloons you’ll need to get inflated at your local grocery store or drugstore.
Get 2 or 3 clipboards and insert a few sheets of the Open House Guest Log on each (you can find the forms on our web site). Clip a pen to each clipboard. You’ll need flyers to advertise the property and hopefully a mortgage loan flyer with sample monthly payments for the new buyer. Advertise yourself with your brochures or pamphlets and business cards.
Most importantly is your Prize Drawing Center – you need a business card box, prize entry forms, and then of course a pencil cup, filled with pens. Keep lots of pens handy, because they will disappear into pockets and purses. If you have give-aways for each guest, put them in the Kit too. I suggest stocking up on value-added items such as pens and notepads.
Cleaning supplies should stay in the trunk of your car at all times, because you never know when you’ll need to wipe up a small spill at a property – before the buyers see it! Of course you’re not a maid and it’s not your job to clean up, but remember that buyers judge by a “first impression”.
Don’t forget your name badge! Maybe you keep it in your car and don’t need to put it in your kit. Other miscellaneous items include a digital camera and a tape measure, which you probably already keep in your car anyway. To get rid of smelly pet scents and other foul odors, pack odor eliminator spray or aroma spray. Scented candles are also helpful for this purpose.
Optional items include a fold-up table (or 2 TV trays), 2 fold-up chairs, and a table cloth to cover the table. If you have an extra CD player, bring it in the house and play soft jazz music (we’ve got some album suggestions on our web site). And for those lovely homes with a fireplace, I suggest inserting a candelabra stand with candles. It gives the home a wonderful, homey atmosphere without all the ashes (and smoke) of burning a log.
You will pick up the refreshments at the grocery store on the way to your open house. So keep the plates, napkins, cups, and cutlery in your Kit. Also you can keep your ice chest in the trunk of your car, ready to fill with water bottles and ice cubes. If you plan to brew coffee, which many guests enjoy on a cold day, consider taking your coffee maker since there may not be one at the house. Condiments include sugar, creamer, and stirrers. Don’t forget packets of hot cocoa for the kids! (You can brew hot water in the coffee maker, or simply microwave it.)

Each year, thousands of vibrant orange and black monarch butterflies flock to Pismo Beach, seeking shelter from the freezing northern winters. From late October to February, the butterflies cluster on the limbs of eucalyptus trees at Pismo State Beach. The grove is easily accessible, located on State Highway 1 at the southern end of Pismo Beach, adjoining the town of Grover Beach.

Spectators come from all over the Central Coast and throughout the state to view the monarchs. The Pismo Beach colony is one of the largest in the nation, hosting an average of 25,000 butterflies over the last five years. Visitors are greeted by knowledgeable volunteer docents offering daily talks and information. During the season, the docent trailer opens at 10 am and closes at 4 pm daily. Daily talks happen at 11 am and 2 pm, weather permitting. For more information or directions, call the Pismo Beach Chamber of Commerce at 800-443-7778.

Monarch Migration
While in the grove, the butterflies form dense clusters with each one hanging with its wings down over the one below it to form a shingle effect. This provides shelter from the rain and warmth for the group. The weight of the cluster help keeps it from whipping in the wind and dislodging the butterflies.
The monarchs that visit Pismo Beach are a special variety, having a life span of six months as opposed to that of common monarchs, who live only six weeks. This can be attributed to a unique fat-storing system. However, even with an extended life span, the butterflies that leave in March will never return.
Scientists do not know why the monarchs consistently return to some wintering sites. In North America, those sites range from the Central and Southern California Coast to Mexico. Some scientists speculate that the insects are equipped with genetic homing systems that lead them from their summer sites in the Sierras, Florida, Canada and the Great Lakes Region in North America back to their winter locations.
On the Central Coast, Monarchs winter in Pismo Beach, Pacific Grove and Morro Bay. The Natural History Museum in Morro Bay is an excellent resource for more information about Monarchs.

Do Butterflies Taste Flowers with Their Feet?
Monarchs have sensory organs on their feet and heads that help them identify different plants. It is uncertain whether insects “taste” as we are able to do.
Monarchs live everywhere milkweed grows. There are a few monarchs high in the mountains in the Rocky Mountain range because there is not much milkweed growing there, and it is cooler than is ideal for monarchs. In northern Canada, the climate is too cool for milkweed to grow, so the current northernmost distribution of monarchs is southern Ontario.
