The Housing Market in East Contra Costa County is still very tight.  There are some very slight price decreases, but they might be simple seasonal anomalies and certainly are not an indication of the market going soft again. 

This Pittsburg Housing Market Report for October 2009 compares the sales of single family home sales in October to those in September and the Active Housing Market in Pittsburg California.

Currently there are 123 Single Family Homes for sale in the Pittsburg Housing Market.  The Average Asking Price on those homes is $223,990.00 and the Median Asking Price is $210,000.00.  The Average Asking Price per SF is $119.00 and the Average Days on Market is 48. 

The Pittsburg Housing Market was very active in October with 80 sales of Single Family Homes.  The Average Price of the Sold Home in the Pittsburg Housing Market for October was $193,867.00 and the Median Price was $181,500.00.  The price per SF was $111.00 (Asking Price for those sold was $107.00.) and the Average Days on Market was 22.

The Pittsburg Housing Market in October compared to the Pittsburg Housing Market in September is pretty close.  The Average Home Price in September was $199,517 and the Median Price was $190,000.00.  The Average Price Per SF was $112.00 (Asking price for those sold was $109.00.) with an Average of 46 Days on the Market.  There were 76 Homes Sold in the Pittsburg Housing Market in September.

The very slight decrease in Price Per SF is probably an anomaly caused partly by seasonal market changes.  However, the number of sales is still up and we only have about a 1.5 month supply of homes which indicates a tight seller market.  The Days on Market is rapidly decreasing; the homes are being snatched up fast.

Pittsburg Housing Market Report for September 2009.

This Pittsburg Housing Market Report focuses on Home Sales in Pittsburg California in September 2009 and compare them to sales in August 2009.  It also provides information on Homes Currently for Sale in Pittsburg California.  This Pittsburg Housing Market Report are based on Single Family Homes and taken from the Multiple Listing Service (MLS) on October 12, 2009.

Contrary to popular belief Prices in East Contra Costa County continue to head up in each and every community.  If the number of sales is down it is because there are fewer homes on the market.

The Pittsburg Housing Market is actually the only market that stayed steady, but last month had the biggest gain.  In August there were 94 Homes Sold in the Pittsburg Housing Market the average price was $168,858.00 and the Median Price was $168,000.00.  The average Listing Price Per SF on the homes sold in Pittsburg California was $108.00, but the average Sold Price was $111.00 per SF.  The average days on market for sold homes was 35. 

In September both the asking and selling price per SF stayed the same.  The Average Price climbed to $198,532.00 and the Median price went to $190,000.00.  But, there were only 78 Home sold.  These numbers indicate that in the Pittsburg Housing Market larger homes sales are picking up.  The average days on market was 45.

Currently there are 133 Homes Availble in the Pittsburg Housing Market with an Average Asking Price of $226,959.00 and a Median Asking Price of $209,000.00.  The average asking price per SF is $123.00 with Average Days on Market of 57.

The supply of homes is less than 2 months.  We are in a traditional slow season, but I suspect prices will hold steady if not continue up through the end of the year.  It is hard to predict long term market trends with the flood of new initiatives to head of foreclosures.

Pittsburg California Market Report – August 2009 Pittsburg California Market Watch

I read an article saying homes sales are down. Well if Home Sales are down in Pittsburg CA it is because there are fewer homes to sell. This Pittsburg Market Report Focuses on Sales in August of Single Family Homes as compared to Sales in July. The information is pulled for the MLS from between September 15th and September 18th. I will be presenting some Special Market Reports on certain Market Segments in Pittsburg and other communities such as Short Sales, Bank Owned Home, First Time Buyers, and Higher End Homes in the near future.

In July of 2009 there were 116 Homes Sold in Pittsburg California. The Average Price was $180,323.00 and a Median Price of $155,550.00. The Average Price Per SF in Pittsburg California was $105.00 and the Average Days on Market was 31.

Compare July to August with only 86 Home Sales, but at an Average Price of $185,304.00 and a Median Price of $168,000.00. The figure I think is most important is Average Price Per SF and that is $111.00; this is an almost 6% increase in one month!

Currently there are only 112 Homes on the Market in Pittsburg; this is fewer than the number of sales in all of July and accounts for the drop in the number of sales. The homes still on the Market have been on the Market for an Average of 86 days and have an Average List Price of $232,692.00 and a Median List Price of $209,690.00. The Average Asking Price Per SF is $123.00.

Unless we see more homes on the Market soon and in big quantities prices will continue to climb fast.

Pittsburg California Housing Market.  This report on home sales in Pittsburg California is based Single Family Homes reported on the MLS as of August 13th 2009.  Due to late reporting the numbers in this months Pittsburg Market Report might vary slightly from Last Months Pittsburg Market Report.

I have taken a hard look at Short Sales this month since they are dominating the local market.  The number of Bank Owned Homes on the market continues to shrink.  Last month it stood at 45 and is now down to 42.  We may be leveling out.

Compared to the total number of sales there is a lot of pending homes.  I suspected this might be because of the long wait it sometimes takes to get a short sale cleared through the bank.  However, the numbers are unclear on this point.  The number of Pending that are Short Sales is about 50% which is the same percentage of amount of Active Listings that are also Short Sales

The high number of Pending compared to active and overall sales can also be tied to new lending restrictions and appraisal issues.  I think getting a loan processed in 30 days is getting harder and harder to do, especially with FHA financing and minimal down payments.  The new appraisal procedures have also hung up a lot of loans.

The Average Price Per SF for Homes in Pittsburg California, which is a key indicator I watch fell from $107.00 per SF to $105.00 per SF, ending the upward trend of prices for Pittsburg Homes.  Homes for Sale in Pittsburg California represent a great buying opportunity for Investors and First Time Home Buyers.
