Playa Vista, CA Market Report, for January 2009

One of my clients asked why I have not been providing Market Reports for the Playa Vista community. I explained that there has been another agent who has been doing that. My client informed me that this person has not done it in three months or longer. Hence, since there is a need, let me provide it. By the way if you are interested in Market Data for any other area, feel free to contact me directly and I will be more then happy to provide it for you.

For January 2009 there were 51 Active Listings on the market in this semi private community. Two (2) properties are in Escrow and the buyer has not removed the contingencies yet. There are three (3) properties that are in solid escrow. As well as the most valuable data is three (3) properties sold in January of this year.

This all seems like a market snap shot, so what I would like to do is frame this in relation to 2008 as well as 2007.

The 2008 figure is not much different then the 2009, in January 2008 four (4) properties sold.

The data is interesting, that everywhere in 2007 near by, there was a much larger volume of sales. So let's see how Playa Vista fared. Interestingly there were six (6) sales in January of 2007.

So you are wondering why there is such a minor difference. This is a planned community, the first one in fifty years in Los Angeles proper. Not everyone is attracted to such a community, as well as there is an additional cost that you have to pay above and beyond the community fees, that is for the infrastructure such as roads, sewer system etc.

So not every one can or wants to pay for that.

So in conclusion starting today, I will provide you with monthly Market data as well as an annual summary for Playa Vista.

Playa Vista ,CA. Parks Part #1

A few people have written about this very unique Urban Community, One can not say enough good things. This is the first Planned Urban Development in Los Angeles for over fifty years.

What makes this neighborhood community so unique? There are about ten Parks, open space, a Library, Restaurants, coffee shops I can go on and on. Today I will talk about five of the Parks in this great semi private community.

1. Fountain Park, as the name implies, there is a colorful fountain surrounded with a patio and tables. (This park reminds me of a European center of town).

2. Crescent Park, every time when I drive by, I see residents walking their dogs, parents playing with small children, or adults playing Frisbee. No other place comes to mind where there is such a site in LA outside of Roxbury Park in Beverly Hills.

3. Concert Park, I could hardly wait for this long awaited park to arrive. There were discussion that this outdoor venue would hold evening concerts, movies in the park, block parties and other events. The anticipation and wait was well worth it. Now you can see residents with chairs enjoying the entertainment on pleasant evenings.

4. Spyglass Park, visitors, locals and residents can use telescopes to observe birds and wildlife of the Ballona Wetlands. The developers had to and wanted to make sure that this rare bird sanctuary would be protected as this new community would be built around and near it.

5. Chess Park, for the want to be Bobby Fishers of Playa Vista, you can play on oversized chess pieces and become future Grand masters.

Next time I will mention the others. Interestingly enough there are more planned.

Customer Service does it still exist?

I find it is becoming rare to get Great, Good or just any kind of Customer Service. Many years ago we were a nation of Manufacture, and then we shifted to the Service Industry, now it appears we have shifted to No Service. In this Global Economy, I see not just locally, but around the world we are loosing Customer Service as well.

The reason I am bringing this up, I just experienced one of the worst customer service in a while. I have been meaning to address this issue in a post, but there were other issues more pressing. It does not matter what type of business, I see less and less good service. We are becoming a nation of rude, entitled people. That cashier, that manager do they not understand that we have choices and in this economy they can not afford to be rude and not carrying? If they loose their clients to a competitor, they in turn will loose their job.

I as a Realtor understand and I try to give not just Great, but rather Superior Service and I thank my clients for their business and treat them as gold. I want to be their Realtor for Life as well as their friends' and coworkers' Realtor. I am aware that there are a lot of Realtors, hence there are many choices and I do not want to loose them because of lack of Service.

Instead of focusing on the negative what happened to me today, let me know about your thoughts, good experiences, or bad experiences. Is it that I am right now livid from this bad experience and my judgment is clouded or am I right we are eroding good service?
