  1. Show off your home by turning on plenty of lights
  2. If you have a fireplace, build an easy fire with a paper log from the grocery store
  3. Light a scented vanilla candle in the kitchen
  4. Bake cookies or brownies prior to the scheduled showing
  5. Turn on low volume, soothing music
  6. Display information about your home such as:

While price is certainly the major consideration, location with respect to work and schools can give a direction to the definition of the home that fits your budget. Buying a home in today's market can be stressful. There are three types of properties, all of which get treated differently. If you are shopping for a Porter Ranch FORECLOSURE, remember, you are not alone. Many people have heard that foreclosures are the source of great deals so they bid on them. After losing the opportunity to purchase a home you have selected several times, savvy buyers wise up and make a competitive offer. They realize the asking price is lower than market, so they depend on me to reveal a price that will win them the bid while still being a good deal. After they see the comparative prices of other homes that have actually sold, usually well over asking, they see their purchase price for what it is a strong offer well worth the value of the home.

A second type of home in today's market is a Porter Ranch  SHORT SALE. These too can be priced below asking. Unfortunately, these are rarely bargains. The best explanation is that the investor does not want to let the homeowner "get away" with something, so they drive a hard bargain not really caring whether the home is foreclosed on or not. Be sure to ask me for a competitive market analysis before you make an offer on a short sale so you know if the bank and the investor are being reasonable, then prepare to wait. Honestly, short sales take between 3 to 6 months to get an acceptance and then another 30 days to close escrow. So if you are in a hurry to get a new home, avoid short sales.

The best place to get a bargain today is through an offer to a regular seller. They have the power over their equity and they do not have to answer to anyone else if they decide to reduce their equity to give you a deal and move on to where ever they are going. The more MOTIVATED they are, the more flexible your offer can be.

Porter Ranch is in the northwest section of the San Fernando Valley and was the last region in the valley to be developed within the Los Angeles City limits in the 1970's. It is bounded by Chatsworth on the south and west, Northridge on the south, and Granada Hills on the south and east. The Santa Susana Mountains, which separate the San Fernando and Santa Clarita valleys, lie to the north. Porter Ranch is primarily made up of upscale single family homes in gated communities.

Porter Ranch was once the home to many movie star horse ranches. Today it is a pristine and quiet suburb of Chatsworth, Simi Valley and Downtown Los Angeles. There is a large shopping center right off the 118 called the Porter Ranch Town Center.
