How to Have a Great Day

As a San Diego Realtor I work hard to communicate to people that my job is to help them, and yet I often receive either spoken or unspoken a response that is clearly suspicious. My best guess about human behavior is that people don’t trust or believe other people very easily.  In my quest to solve this communication problem I have searched for the “magic words” that will trigger acceptance. 

In other words, “what can I say to get you to respond to me?”  I’ve learned that there are two key factors -
1.  What you say - or the words you use.
2.  How you say it - tone, inflection, body language, etc...
The right combination of the two generates a very positive response. If you want to have a great day, then all you have to do is change the way you’re looking at the day.  The slightest shift in your approach or perspective can make a big difference. Is your glass half empty or is it half full?

Many, many people I talk with want to know, when is the best time to buy a house? This is the biggest and best buying tip I can possibly give a home buyer who wants to get a great deal, who wants to control the transaction and who wants to have the fewest problems.

The best time to buy a house is when no one else is buying. Buy during the slow season when sellers are waiting for offers. Buy when it's snowing outside or raining. This weekend San Diego is expecting a big rain fall. The news has been tracking the storms progress and reporting it's imminent arrival for the past week. Rain is very big news for San Diego where we routinely get 10 inches a year. It is going to be cold ( 30 degrees) and rainy this weekend.

Typically, when it rains is San Diego it last for a hour and then it clears up. Often it rains at night and that is great because if it rains during the day and during rush hour then there are massive traffic problems. San Diegans do not drive well in the rain, it's a fact and we don't go out in the rain. When it gets cold in San Diego (anything under 55 degrees) we stay inside, if it rains and it's cold, I can guarantee that most people will stay inside, light the fireplace, and watch movies.

A savvy buyer would use this opportunity to go house hunting and write an offer. Down Payment Assistance for First Time Home buyers

Now there is a program that provides down payment help for first time home buyers. The California Housing Finance Agency (CalHFA) is making owning a home easier for first time home buyers.

If you haven’t owned a home in which you have occupied for the past three years, you could qualify for this program.

Down Payment Assistance for First Time Home buyers

Typically, a first time home buyers needs 3.5% down payment with a Federal Housing Administration (FHA) loan. On the purchase of a $400,000 home a first time home buyer would need $14,000 in order to buy the home.

With the new CalHFA program buyers only need 1%. That’s $4,000 instead of $14,000 on the purchase of a $400,000 home.

Down Payment Assistance Program details

1. Buyers only need to have 1% of the purchase price.

2. The program offers below market interest rates. Currently, 4.5% almost 1% below market.

3. Discounted interest rate even for lower credit scores.
