The other day I was showing a condo for rent in Rancho Cucamonga...to a past client. She liked it....one bedroom too small, wasn't quite sure about the dollar amount. When I saw her credit score...I thought, why don't you buy?
So while I was with her, I mentioned it. Never thinking, I was "interfering" or getting too personal about what she should or shouldn't do....
THE NEXT MORNING....Sure enough, without me evern thinking twice about my question the night before, she emailed me and wanted my preferred lender's telephone number. She said she wanted to ask my lender about pricing, payments, etc....

THE BEST PART...Was twofold:
1) She said she hadn't even thought about it...Yay! I had a great moment and did something that could ultimately help my client (and myself) more without even thinking twiice about it.
2) She said She could use the tax write-off.
A great reminder that talking "out of the box" goes a long way. Thanks for listening!

I have been around and around on this topic lately. It seems that although we are Realtors and have common goals of closing escrows, that not everybody treats their "word" the same. Do you agree?
So How Do We Find a Common Ground?
Well, I believe we must pick our battles wisely! Yup, that's what I said. Sometimes it's better to agree to disagree. When you are working with a Realtor who doesn't stand for the same principles that you do, that's ok. I have tried to push my weight and opinions around and at times, have found that it is best to not waste my breath.
I had an experience working with a Realtor once who made me just want to scream! You know, the kind that hears you but doesn't really hear you? So they would agree with me on one level and then a few days later, or the next time we spoke, I'd remind them we agreed on something, then they'd change it. Well, I'm sorry, but I don't work that way!!!
The only time I change things is when policies, guidelines or a new "discovery" happens. Otherwise, our job is basically the same. Watch out for our client's best interst and disclose, disclose, disclose.
What if You are Speaking Different Languages?
While I don't usually have a communication problem, it has been known to happen. I try to explain myself thoroughly and succinctly, leaving no room for misunderstanding. I also normally follow it up with an email restating everything that was said and what was agreed to, to try to keep all very clear and on the straight and narrow.
Perfection Isn't Possible, Darn It!!
It's a good day when I can remember this! Bad day when I can't. Have you ever gotten so wrapped up in telling the truth or making sure all is in order, that you lose yourself or get yourself so exhausted because for whatever reason, you've kicked into overdrive.
Remember to breathe. Tomorrow is another day. Most things can be handled the following day.

I try to take my own advice here and generally have been able to live by these principles, in and out of real estate.

I have alot riding on this...well, not really, but....Have you ever had a slow month? Why do you think that was? Maybe it was the economy, poor timing, not enough hard work on your part or maybe, just maybe it was because the few months before that you weren't prospecting?
Well, if you think that could be a part of it, then we have something here.
I believe it's important for all of us to be farming, all the time. Even the biggest producers I know, who have been in the business much longer than I are always farming. They do it because they remain hungry, enjoy it and probably want to have busy months.....don't you love busy months??
It seems that things go better for me when I'm always doing some sort of farming....
If you farm:
1) What is your favorite farming that is most effective for you? (two part question, kinda sorta)

It seems like I'm working alot...anyone else feel that way? Why am I? Is my perfectionism getting in the way? Am I being too much of a control freak?

No. I don't want to waste my time, so I'm putting everything in place to the best of my ability, in order to have a successful outcome/closing.
Working alot, hopefully always will pay off? Not necessarily, but read on....
In case it doesn't pay off with the client you did all the work for, you may realize that you'll get a new client where EVERYTHING will just magically come together; easily and succinctly. If not, get ready...it's going to happen!
Plus, when you're doing all that you're supposed to, preparing your client for the next step, it usually works...and fortunately, is what today's market requires.
It's important to utilize our time wisely.

What are some key ways that you utilize your time each day right now that are MOST SUCCESSFUL?
