Dove Canyon - Rancho Santa Margarita, South Orange County ~ premier residential community designed and built around Dove Canyon golf club and its course.
With about 1,200 homes and 5,000 residents, Dove is located in the foothills of South Orange County on the south and east side facing toward Saddleback Mountain.
Inside the guard-gated entry is a Jack Nicklaus signature golf club, pool, tennis courts, child's park, play field, shopping center, and water reservoir. All homes in Dove are single-family residences.
A horse trail starts outside the community gate and continues to Sycamore Canyon, where hikers, horse riders, bikers, go into neighbor community, Coto de Caza.

Jan 2009 - we have 33 homes listed for sale in Dove Canyon, Rancho Santa Margarita.
The highest list price of those home is $1,379,000
The lowest list price is $639,000
The Average size per Square Foot is 3,072
Average List Price per Square Foot is $300
There was ONE sale in Jan of 09 - It sold for $264 a Square Foot
There was ONE sale in Jan of 08 - It sold for $275 a Square Foot
Obvisously, not a lot of statistics to go on, so let compare 07 to 08

Dove Canyon statistics never cease to amaze me - prices and numbers of sales just haven't changed much over the last couple of years.

Dove Canyon, like most communities in South Orange County has been hit by a wave of short sales and foreclosures. Unlike some of the surrounding areas, however, there have been a number of standard sales mixed in with the special condition sales.
This past week there were three new listings in Dove Canyon - and none of them were short sales or REOs. So what does that mean in terms of market trends? On it's own, probably not too much, but combined with a number of other factors however, it might pay to look a little closer at Dove Canyon. If you're looking to purchase in a beautiful gated community, this might just be the market you're looking for.
13 Greenspring, in the Waterford Crest tract is a beautiful property with a slightly higher price tag than 27 Lawnridge, the last model match comp that sold in June, 2008 for $770,000. The last recorded sales price for 13 Greenspring was $880,000 per SoCal MLS.
6 Club Vista, in the Emerald Crest tract is situated on a single loaded street and has a panoramic view of Dove Canyon Golf Course and the Saddleback Mountain Range. I don't see much in the way of closed sale comps within the past year other than two slightly smaller homes with two car garages and no views. Those homes sold respectively at $720,000 in February and $680,000 in June. 6 Club Vista is listed at $829,870, but is definitely a superior property in terms of location and view. 17 Wakonda, a smaller three bedroom, three bath home, again with no view is listed at $670,000 and is currently in escrow but accepting backup offers. The last recorded sales price for 6 Club Vista was $975,000 in May, 2006 per SoCal MLS.
7 Ravensridge, in the Laurels, is another 3000+ square foot home listed in Dove Canyon. This property has a western view, facing toward Catalina Island rather Saddleback Mountain. There are currently three active listings in this builder tract. 7 Ravensridge is listed at $899,000. The last model match comp, 21 Bell Canyon, sold in October for $840,000.

When people ask me how much the taxes are in Dove Canyon, my typical response has been, "it depends".
It depends on the neighboorhood, the selling price, and the HOA.
It was because of this question that I got curious, and decided to find out how much the "additional costs" amounted to in Dove. By additional costs, I mean Real Estate taxes, Supplemental Fees (Mello Roos etc.) plus the HOA.
I looked up the tax records on every home currently listed in Dove Canyon, then imported the data in Excel. I created a few formulas and let Excel do the calculations.
I calculated several things including furture estimatate taxes, estimated tax rate, total of taxes, supplemental fees and HOA fees both monthly and annually. But the most useful number I came up with is what I'll call the "all inclusive effective rate". That takes the annual taxes, annual supplemental and the annual HOA combined and divides it by the estimated selling price.
The range for the all inclusive effective rate was pretty dramatic - from 1.32% to 1.72% with an average of 1.6%.
I've given this data to the clients that I am currenly working with and they appreciate it.
Dove Canyon consists of less than 1500 homes in total, yet the sales there this year have been pretty good.
In southern California, it doesn't get any better than Dove Canyon, unless perhaps you are within a block or two of the Ocean.
I hold open house here pretty much every weekend. I used to be amazed by the large number of people living in Dove Canyon that were looking to stay, but move up to a larger house. It's so common that it no longer surprises me.
