Bill Ness, 55Places.com Active Adult Community Guide: Real Estate Agent in Chicago, IL

The Vineyard, Redding, CaliforniaRedding, California is a charming California town set at the northwestern end of the Central Valley. The climate is hot and dry in the summer and mild, sometimes chilly in the winters. There are plenty of shops, restaurants and everyday conveniences as well as unique features such as the 20-acre Turtle Bay Exploration Park and the historic Cascade Theatre. The Vineyard is a small gated active adult community of just over 200 single family homes located in this lovely California town.

Completed in 2001, The Vineyard was designed for active adults age 55 and better. It was built by Chase & Taylor Inc. who beautifully positioned the homes and amenities around two large lakes. This California active adult community boasts an ideal location, nice amenities, beautiful landscape and attractively priced homes.

The single family ranch homes at The Vineyard Redding are available on a resale basis and are priced from the low $200’s to the high $300’s. They are sized from 1,200 to 2,400 square feet and offer between two and four bedrooms depending on the floor plan. Some of the most sought after homes boast beautiful waterfront views. Interior features of the homes include special touches such as custom built-ins, vaulted ceilings, fireplaces and spacious laundry rooms.

Amenities include a clubhouse plus a variety of outdoor features. The community clubhouse features a social club meeting space and card room. There is an outdoor swimming pool, bocce ball courts and shuffleboard plus two sparkling lakes surrounded by lighting walking trails. Throughout the community there is beautiful mature landscaping and lovely water features. Other unique features include a playground for the grandkids and a large lot for RV and boat parking.

While The Vineyards is a smaller California active adult community, residents still enjoy a friendly social atmosphere. Here homeowners enjoy getting together for friendly card games, bridge, bunco, bowling, book club, coffee chat and more. The smaller size enables residents to really get to know each other on a personal level and feel part of a tight knit community.

The Vineyard - Redding, CA Adult Community

Chris & Maria Jeantet Redding's Real Estate Couple: Real Estate Agent in Redding, CA

With street names like Vintage Path and Bountiful Path, The Vineyard is an appealing neighborhood for those 55 and beyond who favor a lifestyle of tranquility, convenience and views!

This gorgeous gated community of about 208 homes was built in the 1990's and is home to some 350+ residents. The Vineyard attracts retirees for its lake views, charming clean streets, walking trails and location. It is within five minutes to the McConnell Foundation where you'll find several walking trails (including dog trails) and within ten minutes to the closes grocery store. It is located on the North-East part of Redding close to Hwy. 299 and Shasta View Avenue.

The Vineyard provides residents with these amenities:

  • Twin Lakes with lighted walking trails
  • Club house
  • Community Pool and Spa
  • Bocci ball and shuffleboard
  • RV/Boat Storage
  • Playground
  • Security Gates (open at 7am and close at 7pm)

There are CC&R's (Covenants, Conditions & Restrictions) and HOA (Home Owners Association) fees of approximately $70 per month. This is an increase of about $20 in a five year period. The association fees cover all common areas but residents are responsible to upkeep their own yards.

About the homes

The most common floor plans at The Vineyard are the "San Antonio" and "Capistrano" models consisting of 2 bedrooms, 2 bathrooms and a den/study room. They average about 1,600 square feet, vaulted ceilings, a fireplace and indoor laundry. You can find larger floor plans (1,800 to 2,400 square feet) 3 or 4 bedrooms with water views but those are rare and not very many for sale. The majority of the houses at the Vineyard also have extensive custom built-in features like built-in bookshelves, china buffets, ironing boards, wet bar and other kitchen built-ins. All houses have a stucco exterior, a two-car attached garage and smaller backyards (quarter acre or less). If you want a waterfront home or views to the lake, look for homes on Harvest Walk, Vintage Path and Vineyard Trail.

Home Values

Several of these homes, especially those with the larger floor plan and water views literally doubled in value from 2001 to 2005/2006. The average price in 2001 was roughly $200,000. Today, there are three homes on the market with the lowest priced home at $279,000 and the highest at $355,000.

As my friend Nancy who resides at The Vineyard says, "This is a place where you never want to leave".

If you're looking for a great place to retire, come to Redding. If you're looking for a quality lifestyle come to The Vineyard.
