Yeah! There may yet be hope for Homeowners and the exposure of the govenment bailouts and their true nature. An post came out today from Ellen Brown's Blog on a landmark decision in Kansas that may end up helping homeowners across America. While only valid in Kansas it begins the precedence needed to provide a legal perspective in helping homeowners fight for their homes.
This is a must read and confirms so much that we have learned thanks to Matt Heaton! Here's hoping the first step for massive reform and accountability for the Fed and the banks (criminal investigations) has begun!

We are beginning to see a possible beginning in stabilization of prices. A 2009 review establishes a market trend over time. We can expect to see more foreclosures, short sales and a continued declining trend long term. If you have a real estate need, be aggressive in price and move now. Market value will continue to decline throughout this year and next. We are fortunate to see it slowing in the lower price range. While we see this slowing in the lower price ranges we continue to see market adjustment and declining prices in the higher price ranges.

Redding CA ~ Whiskeytown Lake ~ Boat Parade--We always start to head to Whiskeytown Lake here in Redding California for some fall days, cooler weather and fun doing a little boating and watching the sail boats. I started my Boat Parade last year and I'm happy to say that we have had few fires this year and so the air is cleaner and the views more beautiful than ever. So here's sharing our day with you at Whiskeytown Lake.
The Day starts with GiGi our treasure getting excited about going. She Loves to go to the Lake!
David going for a row while there is little wind. He did manage to get his sail up and go sailing later in the day. I have photos, however he's just a speck out there so you'll have to take my word that he got some sailing in. In fact the wind came up pretty good and he got out in the middle of the lake and the wind died. He had to use the rudder to scull his way back to shore. Grumbles of bigger boat...here we go again!
Kayaking is lots of fun and allows the groups to explore the coast line and picnic.
Beautiful Tri-maran (sp). Skillful sailer who must race her. Beautiful! I enjoyed watching her all day.
Nice little ship making good headway!
The Big Boy just sailed by every boat on the water this day. Great fun watching! You can see the burn area from last summer behind this sail boats!
Redding CA ~ Whiskeytown Lake ~ Boat Parade--Well that's our day at Whiskeytown Lake. It is a must see. Beautiful water and a bit quieter thatn Shasta Lake. Less power boats and we like that.

Redding CA ~ Short Sale ~ Helping Clients with Short Sales Without Giving Legal or Financial Help--It has become every more critical to not advise our clients on whether they should do a short sale or at least in the state of California.
I take great care to tell my clients that they must research and educate themselves on whether they can and should do a short sale. The only consistent element of this current market and dealing with the banks is that everything changes and there is never one consistent trend going on.
I take great care to let my clients know that they must speak with a Real Estate Attorney and a Financial Advisor to determine if in their case the short sale option is best for them.
Redding CA ~ Short Sale ~ Helping Clients with Short Sales Without Giving Legal or Financial Help--While I have the skills and experience to do the short sale, I am not equipped to advise them on a financial or legal basis what will be the best option for them going forward. I clearly state that I will not do a short sale until they look me in the face and say that they have determined the short sale is the best option for them.
California has long been "thought" to be a pervasively "non-judicial" foreclosure state. We are now hearing that some banks are choosing to do a "judicial" foreclosure. A "non-judicial" foreclosure means that the house is sold at the courthouse steps (less costly) and that the only liability for the house is the house itself. A "judicial" foreclosure is achieved through the court system and results in a judgment against the homeowner for any number of things including court costs and loan balance.
Redding CA ~ Short Sale ~ Helping Clients with Short Sales Without Giving Legal or Financial Help--It appears that some banks are not trying harder to help the homeowner but doing the reverse to "hammer" the homeowner. It is so critically important when advising our clients that we provide the trending market conditions and the latest news in our local and state markets. The other side of the coin is that some homeowners are getting loan modifications. I tell my clients educated yourself about your options and make the best decision you can to protect yourself.
