Perspective on the Future of Real Estate ~ Will Team Dynamics Rule--I've always had a tendency to collaborate. I spent a formulative period of my professional career in team development. I learned that team dynamics are powerful and can boost the business performance for all members of the team. What one person can do is multiplied by the number of team members coming together to collaborate.
I recent engaged with two teams that I contribute to. Team Kirk for residential and commercial real estate endeavors and with Bo Spaulding for ranch and land in the Western US states. We are all very excited about the future. I recently made a change in companies and I have to say that the change has helped me greatly. My new company has a spirit of empowerment and connections for the future of real estate.
Perspective on the Future of Real Estate ~ Will Team Dynamics Rule--Wity diversified roles and structucuring that allows each person to use their strengths, we not only have more fun but a greater return. I've always loved team development because the nature of the development is a greater return on investment (ROI). I am so please to say you will see me in many places now....a member of two new teams aimed toward success in the future of real estate.

The stock market is hitting new highs for 2009, and mortgage rates have dropped slightly, when is the last time we saw that happen?
Although the last couple of days the stock market has been relatively flat, overall there has been a rising trend in the DOW, S&P and NASDAQ. There is more and more talk about recovery, however, finally almost all the experts seem to agree that it is going to be slow ride back to financial health for businesses, consumers and the economy.
There are many economic reports that are indicating that we are at the cusp of a recovery. Although unemployment continues to increase, the pace in which people are losing their jobs has declined. The fear of job loss still has most consumers only spending money on what they would consider necessities.
Corporate profits are rising however the underlying fundamental that keeps the stock market from going crazy is that these companies are increasing profits due to cost cutting measures, not increased sales. Until the American people once again feel comfortable spending, corporations will not see significant increases in sales and profits.
The government had major bond auctions this week in which the demand for U.S. Treasuries was higher than expected. Many investors, although they believe that the recovery is slowly under way, are still demonstrating caution in their investment strategies.
Major economic news reports this week were:
It is nice to be able to write about a fairly stable market for this past week. Although there are still rough waters ahead, the markets are now beginning to function more normally. "Normal", do we even know what that means? I was beginning to think that market "chaos" was the new "normal".
Next week many potential market movers for both the stock and bond market will be released. The economic reports on tap for next week are:

It never fails, every year on September 11 we wake up feeling kinda strange...the memories of 911 all of the sudden become fresh again. No, we weren't there but we felt the pain, we cried and we still remember. Today, we send out this beautiful Bible passage to those who lost a loved one in the most devatating attack America has ever endure:
Psalm 18:30-33 "As for God, his way is perfect; the word of the LORD is flawless. He is a shield for all who take refuge in him. For who is God besides the LORD? And who is the Rock except our God? It is God who arms me with strength and makes my way perfect. He makes my feet like the feet of a deer; he enables me to stand on the heights."

It seems that I've run into an aspect of our current trending market that alarms me. It is the Predatory Buyer that comes into a new market from a different part of the state or country and uses the agent to see properties while making strange hypothesis and analysis of the local market based on goodness only know what. I am sure it comes from some types of research. It is always important to remind clients that local markets do differ.
I recently spent a day working with an out of town Buyer who upon first meeting showed me listings (which I had sent) and his analysis of what the market value would be. I immediately noticed that his projections were off base.
I followed through on our agenda for the day and showed in 5 properties in opposite corners of Shasta County and Tehama County. He settled on one property that he was interested in.
Since this past weekend, I've had numerous emails about the square footage being wrong (which I worked through with the listing agent to establish the validity of the square footage). The Buyer has since contacted me with such a convoluted email that I had to email back and plead (please explain what you mean and what you want me to do).
He is now claiming that the property is not the 4.6 acres recorded with County but shy by 1.5 acres. The formula for this conclusion is so complex...that I had to just email back with "What?".
This is the second Buyer that I've recently worked with that had this NEGATIVE ATTITUDE of finding fault in order to "low ball" the property. This particular property is sooooo sweet with every detail an art form that I found it offensive for him to take this attitude. The sellers have such a level of detail and meticulous care for the property that I would doubt they would choose to defraud anyone..
This is a guy who looks for any angle to destroy the value of the property and the real improvement that people have made in a property so that he might take advantage.
I take great care and work hard to know the values in my area. This property is priced correctly for the market conditions in our area. There will be some room in the price....however the market value is derived at correctly.
This person is not availing themselves of my level of knowledge and expertise on our local market. I'm not interested in this person's game plan. I will not entertain this type of strategy! The lesson on this experience is that we will continue to see a wider market for our local markets and it will become increasing important to qualify your Buyer. Not only on their ability to perform but on their assumptions about your local market. If you are unable to feel that you have successfully communicated your local trending market and the return input does not jive.....take notice. You may be wasting your time

As Summer is coming to an end make sure that you and your family get the best of it here in Redding, CA. Remember to visit all of our beautiful secenery that surrounds the city and enjoy the gorgeous lakes. Here are some of the places you can go!
Shasta Lake/ Shasta Dam
Shasta Lake, Shasta Dam, and Mt. Shasta can all be seen in this aerial photo. Shasta Lake is the largest lake in California, and offers visitors their own little piece of paradise on a houseboat, ski boat, or waverunner.

Burney Falls
This spectacular waterfall issues from an underground spring. Even when the above ground stream dries up in the summertime, the falls continue to roar over the 129-foot face of the falls at a chili 47 degrees.

Sundial Bridge
The Sundial Bridge is an actual working sundial (the largest working sundial in the world that is also a bridge) that casts its shadow on a giant garden-lined dial plate at the north end. Be sure to visit the bridge at night time too, it has become the favorite subject of many great photographers.
