How incredible is that....change agents live to hear new ideas and to respond to a new perspective that helps them connect to the world of real estate. I want to personally say thanks to Paul for always taking us to a higher level of experience and awareness. Your recent featured post has stayed with me all day and is the inspiration behind this post. There are a few members that inspire and provide a strong presence that continually takes the reader beyond the normal. I always enjoy Paul's writing and this latest post was profound. Technology is rather void of the human factor of spirit and accomplishment....it will never replace our knowledge base or our level of experience. It can augment our endeavors, however the bottom line is how we do real estate and 30 years of real estate business and experience can stand the test of time.

I love the "WOW Factor" in real estate. It is that moment when you make it all happen. When you have helped that client successfully find the right property and put together a winning offer that is accepted. It is a complicated process and it's changing all the time.
Experience certainly helps and having a head for the numbers is also important. Educating your clients about the current trending market conditions and how they can work in this market and be successful is critical. Finding the right clients that understand your knowledge-base and apply it for their success makes the magic.
Providing the tools that my clients need to help them in selling or buying real estate is the part that continues to change. We've added some valuable elements to our business and Industry and it empowers us to do a better job for the client. I like that.
When it all comes together with clients that find you on the Internet and work with you because of who you are and what you have to offer....well that's not just a warm lead but a committed client. They say buyers beware....I am thinking there is a real reason for this! I just came across a home that is a couple months from Foreclosure....they owe approx $10k in back fees/penalties etc...The same people have this home listed for sale as "FSBO" on the Internet....ok no problem yet.....
They are advertising they will carry the paper and no need to qualify etc...just need to make the payments....
Any guesses what will happen when the new home buyers move in and get all excited and "Think" they just purchased a home??? Can you imagine the look on the face of the buyers when the agent shows up at the door and asks them to move out as the BANK has just taken the home back!!!!
Even with a Wrap around mortgage the sellers will have to have enough money to cover what they owe to the bank in back fees/expenses etc AND bring their CURRENT mortgage up to date before they can EVEN come close to making it work....
BUYERS WITHOUT AGENTS/REALTORS....BEWARE!!!!
Why would you NOT want to have some professional representation for free as a buyer??
If someone doesn't want you to talk with an Attorney or Realtor find out EXACTLY WHY!!
We have noticed some real scams lately here in Redding....and it may indeed get worse!!

Lead Generation companies...the names like home gain,house values and others come to mind.What are these companies? They are the middle men in the profession of real estate...They harvest buyers and sellers on the Internet and then sell them to Realtor's across the country...
While there is nothing legally wrong with this business model there is one thing I have noticed...The accuracy of their information for the consumer is not quite up to par!
While searching online I came across one particular real estate lead generation site that lures consumers in and noticed some glaringly Wrong information...for one they had Redding in the wrong state...at the top they had Redding California Shasta County but the whole page talked about Florida??
My point is this....there is a lot of information on the Internet these day....having the most accurate information on an area of interest from a LOCAL Realtor is of upmost importance...Why local you ask?Because it is the people that are in real estate every day and live and shop locally that know the "local" market best...PERIOD....
Accurate info....communication and choices...all good things that lead to a great real estate transaction when an experienced and knowledgeable Realtor is selected to help with the process...
