The number of bank owned homes in South Redondo Beach has continued to be steady with any new pending or closed sales quickly being replaced with new listings and the overall number generally hovering under 10. While bank owned homes, or REOs (Real Estate Owned) may not be quite the discounted price that is often seen in short sales, much of the delays, unknowns and aggrevations are alleviated. Many potential buyers come to me in search of an oceanfront home. Who wouldn't want to live in a place with panoramic views and the sounds of the surf? Unfortunately homes on the beach or ocean front are rare and prices can often be overwhelming. Prices on The Strand in Hermosa or Manhattan Beach can often top $10.0M. The best option for an affordable ocean view or ocean front home is in South Redondo Beach.

Unlike homes on The Strand in Hermosa and Manhattan Beach, the zoning in Redondo allowed for condominium complexes to be built ranging in size from 400 foot ocean view studios to 2 and 3 bedroom penthouse units with over 2000 square feet. Some of the primary locations for these oceanfront units are:
Seascape I, II and III which can also be known as The Village. Units range from ocean view studios priced in the high $200,000s to panoramic ocean view penthouse units priced close to $1.0M. Some of the buildings offer resort like amenities. Views are the real difference maker in terms of price with some buildings and units on lower floors having limited views. The location is great as you can generally walk to the beach, King Harbor, shops, restaurants and more.
Esplanade- The Esplanade is the ocean front street that basically runs the length of South Redondo. There are several large buildings with ocean view and ocean front condos generally ranging from around $500,000 to well over $1.0M for ocean front units with panoramic views. Most buildings are older but many of the units have been beautifully renovated. The buildings themselves are generally oceanfront and some of the condos over stunning views but many of the units that are more often for sale are facing east, or blocked by other units or buildings.
Catalina - Catalina is just back off of the beach and some of the buildings offer some fantastic views but often the buildings overlook busy streets. The location still allows the ability to walk to the beach and certainly take advantage of the ocean breezes.
