All the home sites available for purchase at The Woods at Fiddyment Farm in West Roseville are extra wide lots in excess of 10,000 square feet. In this type of environment you are able to have a semi-private setting in your own backyard plus the homes are set further apart than what you see in typical new home developments. The neighborhood is right next to protected vernal pool grasslands which gives you the feel that you are in the country, but only minutes away from shopping and dining. The development will include a total of thirty homes.
JMC Homes The Woods at Fiddyment Farm offers three floor plans that range from 2,731 square feet up to 3,957 square feet. Each floor plan is unique and will appeal to most if not all buyers. I was immediately impressed with the layout of each home and the attention to detail that taken in the designing and building of each of the models. Prices start at $449,990.
JMC Homes The Woods at Fiddyment Farm Plan One is also know as the Sierra. Sierra is a single story floor plan with a three car garage. The floor plan has five bedrooms, three bathrooms, and is 2,731 square feet. JMC Homes offers several options for buyers including a four car garage, den, bonus room, and an extended patio. The floor plan flows very well in my opinion. Buyers have three different exterior styles to choose from. The Sierra floor plan is $449,990.
JMC Homes The Woods at Fiddyment Farm Plan Two is also known as the Tahoe. Tahoe is a two story floor plan with a three car garage. The floor plan has five bedrooms, four bathrooms, a game room, and is 3,455 square feet. The plan does have an option for a den instead of a fifth bedroom. This was my least favorite floor plan of the three primarily because the stairway is located in the dining/living room area. The stairway is fully enclosed and reminds me of a stairway that you would see in an inexpensive condo. Buyers have three different exterior styles to choose from. The Tahoe floor plan is $499,990.
JMC Homes The Woods at Fiddyment Farm Plan three is also know as the Sequoia. Sequoia is a two story floor plan with a three car garage. The floor plan has five bedrooms, four bathrooms, and is 3,957 square feet. The floor plan does include an option for a four car garage or a shop, a covered balcony, and a wine storage option. This was my favorite floor plan. It has a master bedroom downstairs and a larger master bedroom upstairs. Upstairs is a large bonus room and an office/tech room which is perfect for someone who works from home. Buyers have three different exterior styles to choose from. The Sequoia floor plan starts at $539,990.

If you walk to the left past the dining area there are two bedrooms and another bathroom. Just beyond is an open kitchen and family room perfect for entertaining. Off the kitchen is access to the very large backyard. The Creekside floor plan is $392,500.

Fiddyment Farm Real Estate Transfer Tax Presented By Fiddyment Farm Real Estate Agent Jesse Coffey. Fiddyment Farm is located in West Roseville in what was undeveloped grassland up until a few short years ago. When developers originally started seeking permits to develop the land the Placer Land Trust stepped in with concerns. The Placer Land Trust is designed to protect our local environment so that it can remain unspoiled for future generations. Their concerns with the Fiddyment Farm development was with how it may impact the vernal pool grasslands in around the community. Eventually Fiddyment Farm Roseville and WestPark Roseville will have 8,390 homes, several schools, walking trails, a regional sports complex, and a pedestrian friendly shopping center.
The Placer Land Trust required that these vernal pool grasslands be protected and that they be properly maintained. The Placer Land Trust requires that for every acre of development that 2 acres be protected. In total 4,500 acres of vernal pool grasslands will be protected once the project is fully complete.
The cost of purchasing and protecting the vernal pool grasslands is paid by the developers and every home buyer that purchases a home in Fiddyment Farm over the next 20 years. The developers provided an interest free $35M loan to The Placer and Trust up front before developing ever begin. The Placer Land Trust expects to generate up to $85M over the next 20 years through the included real estate transfer tax. Every time a home is sold in Fiddyment Farm the new buyer must pay a 1/2% real estate transfer tax which is given to The Placer Land Trust. Based on an average priced home in Fiddyment Farms a buyer can expect to pay at least $1,785 in addition to all their other fees needed to purchase the home. Some of the new JMC Homes are selling in excess of $500,000. Buyers of these properties will pay an additional $2,500.
This fee is not a one time fee. Every time a home is resold the real estate transfer fee will be assessed to the new buyer until the property is over 20 years in age. This fee is also charged to new home buyers purchasing directly from a builder.
