Monday, 8/30/2010: SW corner of Cortina Circle (between Fairway Drive entrance and Highland Park Drive entrance)
Tuesday, 8/31/2010: SE corner of Cortina Circle (between Oliva Road and Highland Park Drive entrance)
Wednesday, 9/1/2010: Fairway Drive entrance to Oliva Road to NE corner of Cortina Circle
Thursday, 9/2/2010: Cortina Circle (N of Oliva Road) to Roseto Road to NE corner of Cortina circle

What's the deal with with these "rock bottom" unapproved short sale prices?
Unapproved short sale listings are like a "bait-and-switch" because their list prices are nothing more than a random number that the listing agent/seller came up with...many times simply to delay foreclosure so they can either continue to live in the house payment-free or continue to collect rent from the tenant while they don't pay their mortgage.
They price the home significantly under market value to snag a buyer quickly and submit the short sale offer to the bank. This commences the short sale approval process, which typically takes 4-8 months or longer, depending upon the bank...however, this doesn't always stop a foreclosure from happening (see my blog post) nor does it mean the bank won't respond with a counter offer with a higher sales price.
As you can see by recent home sales, banks usually do not accept "rock bottom" pricing...they sell for market value. Also, homes that are bank owned or short sales typically sell for less money when they need work (the backyard may be overgrown with weeds, the carpet may need replacing, walls may need to be painted and the tile floors may be just plain ugly or small and outdated!) Location also has a lot do with desirability and price...homes that back up to busy streets may sell for less than homes in a quiet location.

Strada is located next to Highland Park on Fairway Drive, just south of Blue Oaks Boulevard at Hwy 65/East in Roseville, near the Rocklin border. It is located across the street from Target Greatland and also near the Marriott and Chili's. The Blue Oaks Marketplace and Blue Oaks Town Center are just one block away in Rocklin, California, with even more restaurants like Chevys, Mel's Diner (open 24 hours), Carl's Jr., Lucille's BBQ and more...and of course, Starbucks Coffee.
