Check out my newest SOLD home in Greenhaven. 7392 Durfee Way is a half-plex that my buyer scooped up for an awesome price, just $134,000! It's a 2 bedroom, 2 baths, and 1,180 square feet. As a Greenhaven real estate agent for the last 13 years, this area has always been one of my favorites in Sacramento to sell. Greenhaven is a great "bang for the buck" with its proximity to downtown, good freeway access, attractive homes, and great school district.

As with all neighborhoods in Sacramento, Greenhaven has seen declining home prices since the real estate peak in 2005. Home prices have declined over 16% in the last 12 months. Still, many buyers sense the bottom is near and coupled with low interest rates, are jumping at the chance to buy in this very solid neighborhood. Take a look at the graph below. The average sales price for a Greenhaven home is $244,000. Can you believe Greenhaven homes were once $551,000 at the beginning of 2006? Wow!

Regrets Over Woodstock vs. The Kickapoo Creek Rock Festival and a Sacramento Short Sale on the River

regret short saleI have very few regrets in life. I don't regret my past marriages because I learned something from all of them and, obviously, at the time they seemed like a good idea or I wouldn't have done it. But I do regret not attending Woodstock. Participating in the March on Washington that fall or hitchhiking to the Kickapoo Creek Rock Festival the following spring (the Midwest's answer) doesn't make up for not going to Woodstock. Even though I was only 17, I could have hit the road and almost did, but I didn't.

I know what you're thinking. Oh, just grow up and get over it. But it's not that easy. Some regrets linger.

Some regrets pop up all of a sudden. Yesterday, a short sale buyer for a home on the Sacramento river canceled her escrow. She had regrets. This was a remarkable opportunity to buy a riverfront home for $299,000. Sure, it needs updates but it is livable, boasts great square footage, and OK the way it is. Her reasons for canceling were the process would take too long and the home needed too much work. But she knew that when she signed the purchase contract, and we were only about 30 days into the short sale process.

Something else was at play. That little thing called regret. For whatever reason. See, this is the thing about short sales. They take too long. They give buyers too much time to regret a decision.

This home on the river is not one of my short sale listings, but I can tell you, I wish I had the time to invest in buying this home for myself. It's a good buy. The rental market in South Sacramento neighborhoods of Greenhaven and Pocket have remained steady from the first quarter 2009 into the Second Quarter.

3 Bedrooms rents are consistently close to $1200/month.

4 to 5 bedrooms prices have increased. This is due to a greater number of large high ends homes on the rental radar in the second quarter. Greenhaven and Pocket is typically a owner occupied neighborhood keeping rental prices steady. This quarter more-than-ever large homes have been put on the rental market.
