Sell it fast or sell it cheaper. Most real estate professionals understand the direct link between "Days on Market" and selling price. Homes that linger on the market for months normally drop their price to attract buyers or else accept a much reduced selling price. This is true in all regions of the country and all price brackets. Homes that have been on the market for more than 90 days rarely sell for full price.
I'm working with some out-of-state buyers who are new to Marin County and the North Bay and wanted to help them calibrate their pricing mindset. I produced this chart of all the single family homes in San Anselmo that have sold this year. The height of the bars indicates how close the sales price is to the original listing price. Most of the bars on the left side of the chart are near the 100% mark. Each bar represents one or more sales. As you read towards the middle (checking the bottom of the chart for the Days on Market) you start to see that many fewer homes are near the 100% mark. After Day 90, the highest value for selling price is only 90% of the original listing price. As you move to the far right of the chart near the six month DOM range, many homes are selling for less than 80% of their original listing price.
Armed with this type of information, my buyers are able to make informed offers that are backed by real market data.

As of October 9, 2009 only 26% of available listings in San Anselmo are in escrow.
For the month of September 2009 only 6 homes sold in San Anselmo for an average final selling price of $667,133.
The average original asking price of these homes was $731,483.
The range of final selling prices was from a low of $260,000 to a high of $1,150,000.
Of the 6 homes that sold (2 of which were distress sales) all sold for less than their original asking price.
It took these homes an average of 129 days to sell.

As of September 11, 2009 only 19% of available listings in San Anselmo are in escrow.
For the month of August 2009 10 homes sold in San Ansemo, for an average final selling price of $850,400.
The average original asking price of these homes was $993,200.
The range of final selling prices was from a low of $565,000 to a high of $1,263,000.
Of the 10 homes that sold (only 1 of which was a distress sale) 1 sold at the original asking price and all others sold for less.
It took these homes an average of 86 days to sell.

My knees just aren't what they used to be. But, I'm not ready to throw in the running towel just yet. So after a bit of a hiatus due to injury, I took back the streets in the wee morning hours. And, boy was I ready!
I didn't tread lightly, I left home with some hills on the mind. Soaking in the quiet of the pre-sun hour I made my way up Broadmoor to the Alameda. It was dark yet serene. As I took it all in, I was hit with all the reasons why we love living in San Anselmo and couldn't imagine being anywhere else.
Holstein was a slight climb and I wanted to get another glimpse of a home on the street that just came on the market...It is set on almost 3/4 of an acre and truly a great place to entertain. I made a note to keep this one in mind as I made my way back down and continued on the Alameda climbing on Oakcrest. A deer crossed my path and as much as I wished I was thinking about the beauty of the creature I wondered who's garden they had gotten into before dawn.
My legs and knee begin to feel the pavement and I realized I needed to cut it a bit short just to ensure I didn't repeat the injury. I entered my home suprised by the silence...my little ones and my husband had yet to rise and I gratefully put on the water for coffee and began my day.
