San Bruno house in the "Belle Air" neighborhood $399,000

Summertime brings with it a whole bunch of fun things to do in San Bruno! Beginning in May, the San Bruno Chamber of Commerce puts on the San Bruno Farmer's Market every Sunday from 9:00-200 pm on San Mateo Ave. at Jenevein Ave.
San Bruno''s famous outdoor swimming pool in San Bruno Park opens to the public on June 1st with lessons for all ages! San Bruno Park is filled with people watching baseball on 3 diamonds all summer long. There are a lot of picnic areas, tennis courts, basketball courts and a rec reation center with classes buzzing every day! I can't wait until August when we start our "Concerts in the Park" series!
One of San Bruno's main events of the year is the anual Posy Parade which started in 1941. This parade is put on by the San Bruno Lions Club and celebrates the children in our community! There are floats, marching bands, baseball teams, cheer clubs, service clubs, and a Posy Parade Princess who rides on a float with her court. Nobody over the age of 7, please! SO cute!
People flock to San Bruno for other reasons, too, such as our shopping mall, the Shops at Tanforan, Bayhill Shopping Center next to YouTube, Inc., awesome restaurants and the airport!
Real estate inventory is always in demand here because of all the wonderful things San Bruno has to offer. We have a variety of small affordable homes to large, brand new homes to choose from. We also have two big condominium complexes, Shelter Creek and Peninsula Place. Most recently we have the new Archstone Apartments across the street from the Shops at Tanforan that have the most beautiful rentals you have ever seen!

As you can tell, I am quite partial to San Bruno as I live AND work here! Everything I need is within walking distance and I should really do just that, WALK..but I don't, usually.

When I'm working with buyers or sellers, I run market trend reports for both the city/community and the specific neighborhood (if there is enough data) in addition to checking comps. It's important to keep in mind that there are many micro-markets in San Francisco and on the San Mateo Peninsula.
In response to a buyer inquiry as to market trends in the San Bruno condo market, prices are still down so there is good affordability, the number of expireds are down (indicates more realistic pricing), the number of properties under contract is up (indicates buyer demand), & inventory is down. Short sales & REO's are definitely still part of this market.

You always wonder who is listening to what you have to say and are you being effective with your presentation... I received a call yesterday on a client I've been working with to get all of their Streamlined "k" inspections and they blew me away yesterday with the revelation that I was effective. We now are doing the 203k inspections for our 3rd and now our largest client... thank you, thank you, thank you.
Why would you use a 203k consultant for your Streamlined "k" needs? It is simple as Prime Mortgage and Guaranteed Rate Mortgage will tell you. If you ONLY do the Streamlined "k" then you need to know up front as fast as possible that it has no issues that would trip it into a Full 203k, or Standard 203k as they called it all day yesterday. I hear stories all the time that a deal died at the last minute as they waited too long to get a pest report and no one noticed the dry rot at the mud sill that was reported in the home inspection report. The home inspector didn't know it was a deal killer (and it wasn't - no fault to the HI) but it was a deal killer for anyone who doesn't do the Full 203k because now it is no longer a Streamlined "k". WOW... A 203k Consultant doing the home inspection (HI) would have reported that right away as they know the HUD Guideline. I had one last January that was a Streamlined "k" till the day before closing, then it was called for a Full 203k only to get out there and find a high tension tower adjacent to the home... it wasn't ever an FHA loan of any type. When I called the lender and reported what I found they grabbed the appraisal report and lost on page ten of the report the appraiser indicated that this situation existed but failed to disclose by phone for fear they would cancel the job... appraisers are being hurt so they now typically complete the job and disclose in the report. We on the other hand called the client and took no fee on that job... as we hadn't really done any work.
We also will provide all of the lender disclosures and go over them with the client just like we do on Full 203k loans so our clients can concentrate on the next order as the processor does their thing. If you work only on the Streamlined "k" you really should have a consultant do your HI report it is cheap insurance. Thank you all for using our firm and associates across the country.
