Finally, finally! Summer has arrived in Orange County! Lucky for us that summer goes on into October in Southern California. The Orange County Fair started today,with so many delectably decadent goodies to try that you should probably make a cardiology appointment for the next day. Yum!
In San Clemente, this is the weekend of the Ocean Festival, a celebration of everything that makes it good to live here. Sunshine, music, contests, and of course, street food, make this a great place to take the family without spending any of your hard-earned money for admission or parking. Once you are on the street, however, all bets are off.
All in all, great opportunity to celebrate the first warm sunny weekend of the summer of 2010 - enjoy!

Investment opportunities abound in the downtown area of San Clemente in 2010. In the first six months, 59 new listings came onto the market with an average listing price of $969,000. Seventeen multi-unit buildings have closed escrow with an average selling price of $740,000. These sold properties were on the market for an average of 101 days and sold for 94.68% of the asking price.
As of today, July 6, there are 39 listings for 2-4 unit properties available. They range in price from $499,000 to $2,295,000. However, most are in the range of $600,000 to $800,000.
