This is one of a series titled San Diego State and BYU basketball, Saturday, 11:00 a.m. San Diego State has a record of 27-1 and is ranked #4 or #6 in the nation, depending on which poll you like. Their only loss was on January 27 to Brigham Young University up in Provo, Utah. BYU has a record of 26-2 and is ranked #7 in both polls. Fredette was a one-man scoring machine at the game in Utah. BYU won that one by a score of 71-58, with Fredette scoring 43 points. This time? Look for San Diego State to tighten up their defense, especially with this home game. I'm predicting a San Diego State win with Fredette scoring less than his average. Student tickets go on sale Friday at 4:00 p.m., and students have been camping out since Tuesday. Perhaps the biggest basketball game in the history of all of San Diego occurs on Saturday, February 26, 11:00 a.m., at Viejas Arena on the campus of San Diego State University.
Brigham Young is led by Jimmer Fredette, a senior and the nation's leading scorer, averaging 27.4 points per game. San Diego State is led by Kawhi Leonard, a sophomore averaging 15.2 points per game.

I have been meaning to blog about this all week long. I am on the MLS daily, as I am always on the lookout for the next great flip project. As I search, I notice 1 constant, that 90% of REO listing agents continue to post 1 photo, and about 50% of those photos are not even in focus!
Correct me if I am wrong, but is the bank not paying the listing agent 2-3% to manage and properly market and list the property? In our area, the average sales price is $200,000, and the average commission is 2.5% to the listing agent, meaning your average check is $5000, yet you can't even spend 15 minutes at the property taking a decent set of photos? I really wish the banks would start holding these "listing agents" accountable, because this does nothing but increase days on market, and decrease the net to the seller, as without a proper MLS presentation, the only buyers coming to see your listing will be the investors such as myself.
If the listing brokerage we utilize to list our projects EVER dared to put 1 photo on the MLS, they would be fired on the spot! So my message is simple: QUIT BEING LAZY and EARN YOUR CHECK. These bank's won't be spoon feeding you forever, and good luck trying to convince a retail traditional seller to list with you with that kind of history!

An 'Urban Oasis' in San Diego

In addition to all the usual coffee drinks, owner David told me that they are the only coffee lounge in the area to offer “Red Espresso Tea”. Yes, you heard it right.....Espresso 'tea'. Grown in South Africa, this unusual tea is prepared like an espresso drink, complete with milky foam. I couldn't resist. Since I like my coffee with a bit of sweetness, I let David suggest a “hint of vanilla flavoring”. All I can say is WOW..this was really good! It tasted like tea, but had the zippiness and intensity of espresso, with a distinct tea flavor. You gotta try one.

Hello and Welcome to ~College~ San Diego California Foreclosures, Bank Owned REO, Homes for Sale, Real Estate.

Understanding the foreclosure property auction (also known as Trustee Sale) process takes time, due diligence, and understanding. Saavy Real Estate investors can find some of the best deals around buying at these auctions, but is it right for everyone? We would like to help explain further about these auctions and the benefits and downsides of buying Real Estate at them.
Understanding the process is the key, and here is how the process goes as an overview:
Pre-Foreclosure (Also known as Notice of Default). Pre-Foreclosure is usually when the current homeowner is 90 days past due on their Mortgage. The current lender files with the County Recorders office a Notice of Default. When this is filed, this information becomes a matter of public record. When this notice is filed the lender usually usally gives the homeowner 90 days to come current on the amound their are past due. During this period a good amount of homeowners lately have been trying to obtain new financing terms by doing a Loan Modification with their current lender or a Short Sale with a Realtor if they know they aren't going to be able to keep up the payments due to hardship. Both of these things often times delay the foreclosure process as the bank looks to work with the current owner to see if one of these options may be a fit. Foreclosure Sale (Alo known as Notice of Trustee Sale). The Foreclosure sale usally occurs and is scheduled roughly 90 days after the Notice of Default is issues. Although, most of the time this process is delayed currently. Notice of Trustee sale usally takes place on the courthouse steps in the County in which the property is located. In this case, most auctions take place in Downtown, San Diego. Properties are sold as is, without any warranties or guarantees, and they must be paid for on the spot with a certified cashiers check. Many times the buyer of that foreclosure property has to end up evicting the current homeowner or tenant and this sometimes can be a process. However, even though its a riskier process, the reward can be great. Bank Owned (REO). Bank owned properties are the properties that have gone through the two steps above and didn't sell at the Foreclosure Sale. In this case, the current lender has to take them back if there are no acceptable bids. This can also be a great area for an investor, because in a lot of cases, the lender does not want to own these properties. These can be great deals for an investor, you can also research these properties in greater detail than Foreclosure Auctions, and most all of the time you can use financing and obtain a home warranty with these. Re-Sale Properties. Many people think Re Sale properties are not a great deal with all the Foreclosure properties out there. This is actually not true in many cases. Re Sales have to be priced aggresively and in line with Foreclosures if they want to have a chance of selling in todays market. In a lot of cases a buyer or investor can buy a re sale that has been taken good care of, doesn't have much fix up to perform, and is very close in price to that of a Foreclosure that might require a lot of work. Sometimes people think that because they are buying a Foreclosure at 20% below market value that its always a steal, however sometimes there is 20% worth of rehabilitation to get the property back to standards that actually makes it the same deal as a re-sale.
