Recently my office at Century 21 Award San Diego was honored to have Todd Gloria, San Diego City Councilman as our guest to tackle some issues that we Realtors would like to know about in our fair city. Todd is also the Budget Director, so his keen insight into where much of taxpayers' money goes is much appreciated.

One future event that left everyone in attendance reeling is the planned 100th anniversary celebration of Balboa Park in 2015. Extensive infrastructure changes, massive beautification and larger pedestrian areas will make the yearlong event a spectacular like nothing many San Diegans have ever seen. In Todd's words, it will be like "3 or 4 ComicCons together". Can you say "World's Fair", anyone?

Now that pro football has solved its labor dispute, many wondered where lies the state of a new Chargers' football stadium. Todd informed us that since about 50% of the revenue to build will be taxpayers' money, it isn't likely anytime soon.

Finally, concerning a matter that affects each of us every day, please let Todd know immediately whenever you see any sidewalk or pothole repairs that need to be done. Landlord-tenant relationships are often contentious, but it doesn't have to be that way. At the end of the day, you both want the same thing-a safe, stable living environment and an honest, open relationship. Here are several ways to ensure you have a strong, collaborative relationship with your tenants.

Explain the lease agreement

Most lease agreements are signed without the tenant ever consulting an attorney. Don't assume that your tenants understand every component of the agreement simply because it is a "boilerplate" agreement. Take the time to explain each condition, and encourage the tenants to ask questions if they are uncertain about anything. Make sure there is a true meeting of the minds.

Hire qualified professionals

Refrain from do-it-yourself repairs, no matter how skilled you are. It puts the tenant in an awkward position. If you do poor work, the tenant may be uncomfortable speaking up for fear of hurting your feelings or jeopardizing their living situation. Hire licensed and bonded professionals.

Provide instruction manuals

If your property comes with appliances, provide instruction manuals for each one. Don't make the tenant spend two hours figuring out how to program the microwave. Most appliance companies provide additional instruction manuals, so you can keep a copy for yourself as well.

Provide utility information

Utilities can be a huge source of confusion for new tenants. What day is the garbage picked up? Who provides the highest speed internet service locally? How much is the average water bill? Collect all this information and provide it to your tenants with their copy of the lease agreement.
