There are six penthouse homes at SF Blu, at 631 Folsom St. (corner of Folsom and 2nd). They each occupy three floors, with two levels for living space and one for the solarium and deeded roof deck. The main entrance for all of the penthouse homes is on the 21st floor of the building, but there is a secondary egress on the 20th floor, which is the private level with all of the bedrooms for each of the penthouse homes. All of the homes offer great views of either downtown, the San Francisco bay, or Twin Peaks depending on the orientation of the home.

The building is located in the Yerba Buena subdistrict (neighborhood) of the South of Market Area. It offers great access to downtown, as well as numerous restaurants, the San Francisco bay, Ferry building and farmer’s market, museums, and plenty of nightlife. Awful, I know. I had the pleasure of being at SF Blu, located on Folsom at 2nd street in the Yerba Buena district – last Friday for a luxury market meeting with my colleagues at Zephyr. In addition to reviewing how the market for luxury properties in San Francisco was doing, we took time to tour the remaining penthouses available at the SF Blu project.

There are six penthouses in total, with three remaining as of Friday. Those with the most amazing views sold first, and currently Penthouses B, C and F remain. Although, to be fair, I must say that the views from Penthouse F are pretty spectacular. It is the largest of the remaining homes, with an asking price of $2,925,000. The least expensive that remains in Penthouse B with an asking price of $2,500,000. Square footage runs from approximately 2,245 for floorplan B to 2,573 for floorplan F. For those of you not interested in the penthouses, they have about 10 or 15 of their 2 bedroom 2 bath models available.

All of the penthouse homes are on three levels, with private living space on the lowest level, the main entrance, living room, dining room, and kitchen on the main level, and a solarium and private roof deck on the top floor. It is a nicely done and thoughtful division of space, and for those with families or who just like their private rooms kept private, you will definitely appreciate the layout.

Finishes are nicely done throughout, essentially what you would expect for a home in this price range, although I personally am not a fan of the cabinet and appliance white oak finish in the kitchens. But your mileage may vary. The master bath is spacious, and I absolutely love the bathtub they went with. Perhaps the best way to reflect on Dr. King's message today in San Francisco is all by yourself--at the meditative Martin Luther King fountain in the Yerba Buena Gardens.

The fountain is easy to miss because it blends so easily into its surroundings on the garden's South side. There's also little signage around it to indicate its significance.

To experience the fountain, you need to go behind its wall of water and take a slow walk on a string of concrete pads. Alongside you is a series of Dr. King's quotes. The quotes are chronological. Most of them come from his speeches about Civil Rights but the last few are surprising, as he turned his spirit and mind out towards broader social concerns about the divide between rich and poor regardless of color.

The water blocks out all sound and creates a quiet peace. Yelp reviews encourage a night visit when the lighting adds a bit of drama to your reflections.

Oh, yeah. And its free. Just like Dr. King wants us all to be.

Millennium Tower Luxury in San Francisco: Condominiums For Sale

The Millennium Tower San Francisco offers three different residential condo luxury living experiences to prospective buyers. These are the San Francisco Millennium Tower City Residences in the 11 story building adjacent to the main tower, the San Francisco Millenium Residences on floors 3 – 25 of the tower, and the San Francisco Millennium Grand Residences, starting on the 26th floor and going up. Each has its own homeowner’s association, concierge, lobby, and set of default finishes. All share access to the common building amenities like the private owner’s lounge, fitness studios (pilates, yoga, etc. bring your own trainer), salt-water lap pool, fitness center, outdoor decks, kid’s play area, and wine lockers.

When I wasn't watching the wrecking ball destroy the old transbay terminal last week, I had a chance to tour the luxury condos at the San Francisco Millennium Tower. For those of you that aren’t familiar with it, the San Francisco Millennium Tower is at the corner of Mission and Beale streets in San Francisco’s Yerba Buena mls subdistrict. The project was developed by Millennium Partners of New York City, designed by Handel Architects, engineered by DeSimone Consulting Engineers and constructed by Webcor Builders.

As of the beginning of December, 2010 45% of the development has been sold, with an additional 10 – 15% leased. The project has 419 luxury residences for sale, so a quick computation says about 200 homes remain available. Good inventory remains: for example, of the 80 one-bedrooms, half are gone, several are leased. Residences at the highest and lowest price points are moving fairly rapidly, with the slowest sales in the (approximately) $1,500,00 to $3,000,000 range.

The building has won numerous awards, several for it’s seismic safety and engineering. According to the Millennium Tower entry at wikipedia, those awards are:

According to the folks in the sales office, the building was built on a 15 foot thick concrete pad that is anchored on over 900 piles that were driven 185 feet deep into the ground. So if you’ve got fears about living in earthquake country, it sounds like the Millennium Tower might be a good building to tour. Not that I’m a structural engineer or anything.
