West San Jose Home Sale and Listing Trends from January, 2003 through January, 2012

The Graph shows the number of Single Family Residence Listings (i.e., homes put on the MLS Market For Sale) and Sales according to the local Multiple Listing Service (MLS;MLSListings, Inc.). I've included zip codes: 95117, 95129, 95130 and a slice of 95128. A map showing each West San Jose home sale in January 2012 is shown here.

Over the past 10 Januaries, West San Jose home Sales and Listings have been, shall we say, all over the place? And that makes sense; there have been no consistent, sustained trends over the past 10 years in West San Jose or any other part of California, or the U.S., I think.

From 2003 to 2008, West San Jose Home Sales were trending downward. Since 2008 they were trending upward until this past January, when sales dropped to a near 10-year low.

Listings have also been all over the place. But most recently, since 2010, they've been trending upward. Still, 46 Listings in West San Jose is slightly less than the 10-year average of 49.

West San Jose families send their children to one of three school districts: The Cupertino Union School District; the Moreland Union School District or the Campbell Unified School District. Of the three, the Cupertino Union SD has the highest average API achievement test scores and is therefore the most sought-after by many of today's young, children-oriented, home buyers.

Home located in the Cupertino School District portion of West San Jose sell quickly and for top dollar. It's almost always a Seller's Market in the Cupertino School District. Homes in either the Moreland Union or Campbell Unified School Districts are in a more balanced market. Sellers must have their homes properly positioned and marketed; buyers can afford to take their time shopping for the best home. I should add that Country Lane Elementary School in the Moreland School District, plus other Moreland schools, are as sought-after as some Elementary Schools in the Cupertino School District.

The Map and Table show all West San Jose homes sold in January, 2012 according to the local Multiple Listing Service (MLS; MLSListings, Inc.). Zip codes include 95117, 95129, 95130 and a portion of 95128.

Three different Elementary School Districts (shown in the right column of the Table below), educate the children of West San Jose: The Cupertino Union Elementary School District (west of Lawrence Expressway plus a small slice east of Lawrence Expressway; Moreland Elementary School District and Campbell Unified. The Cupertino School District has the highest API test scores and is therefore the most popular. Four of the five homes located in that school district sold for more than their Asking Price.

The bottom row of the Chart shows the averages. The "average" home sold in West San Jose in January, 2012 was a 3.3 bedroom, 2.1 bathroom home with 1,603 square feet on a 8,277 sq. ft. lot. It was 54 years old and on the Market (DOM) for 53 days before an offer was accepted. The average List (Asking) Price was $763,885 and the average Sale Price was $772,667, or 101% of the List Price. Competing home buyers bid prices up, particularly in the Cupertino School District.
