SAN LEANDRO
When folks from San Francisco come to the East Bay, they only know a few cities based on the weather map they see in the San Francisco Chronicle. Most of them know about Oakland and Berkeley. But very few are aware of some gems of neighborhoods in the cities of Alameda, San Leandro, Castro Valley, Hayward and others.
Perhaps that is changing. As people find out about the more affordable housing in the East Bay (as compared to San Francisco, Marin, Santa Clara counties, etc), we are seeing increased interest in real estate in our neck of the woods.
And perhaps that explains the movement in our markets.

My first time home buyers were excited about writing an offer on a property that appealed to them --- a bank-owned property that just came on the market, and listed just a hair under $300,000. After checking with the listing agent, I was told that there are over 50 offers on the property, and that many are significantly over list price, and several are all cash.
It took a bit of time trying to educate them on the market movement. They had heard that it's a buyer's market. That they can negotiate and offer less than list price. They thought they have several to choose from (yeah -- many short sales!).
Their disappointment is palpable.
San Leandro CA homes under $300K constitutes one of the hottest market segments. But at a glance, looking at ALL of San Leandro's single family homes, the matrices are eye-popping.
SAN LEANDRO'S INVENTORY OF HOMES FOR SALE IS LOW, LOW, LOW!

THE NUMBER OF LISTINGS UNDER CONTRACT IS ON THE RISE

AND SALES HAVE NEARLY DOUBLED SINCE 2007!

The trend seems to be more like seller's market.....and we are bracing for a bigger wave of foreclosures if many of these short sales aren't approved because many of the properties have more than one lender, making it extremely difficult to get short sale approval.
As such, many of the buyers are opting to try their luck writing offers on bank-owned properties, or wait to see if the short sale properties they like are later offered for sale as foreclosures.

Recently,
I've noticed that two homes on Superior Avenue when joined together also create a common variation to the storybook style architecture theme. The home in this puzzle features a shed dormer style roof over the window of the second house. Most commonly a front facing gable replaces that shed roof.

The puzzle house combined here would result in the following look
Homes like this are common to El Cerrito, San Pablo, Kensington, Berkeley and Clarksburg California. Another example of this style is the Oakland Public Library in the Montclair District (shown below).

This type of house always has a catslide roof off to one side and a wing coming off of that. On the wing coming off the catslide their is usually a dormer facing the same direction as the main catslide gable.
Another Puzzle home.
Another home located in San Leandro's unincorporated Ashland Distrcit located on 170th is a combination of 537 (Mayor/builder Earl Derry's House) and a home on the 700 block of Bridge Road (Tom Derry's House). Google map both Bridge Road and 170th Avenue.

When it's combined with the familiar image of the catslide version representing Earl Derry's House you get the house below located on 170th.
