Since its founding, in 1913, San Marino has been home to some of the most beautiful estate properties in the state of California. It is home to the Huntington Library, Art Collections and Botanical Gardens, the former home of Henry Huntington. San Marino CA - October 2011 Sales Recap & Market Update

In October 2011 there were 10 properties sold according to the local multiple listing service compared to 18 sold the previous month. They ranged in sold price from $887,000 to $2,700,000. In October 2010, there were eight sales and they ranged in price from $818,888 to $6,000,000.

There are currently 23 homes on the market for sale ranging in price from $950,000 to $3,499,500. 17 properties are in escrow and they range in list price from $1,186,000 to $4,500,00 according to the local multiple listing reports from November 15, 2011.

Demand for properties in San Marino remain high with many homes continuing to receive multiple offers.

San Pedro is a community within the City of Los Angeles. Located on the far side of the Peninsula, it is home to California's only commercial shipping harbor. Much of the economic activity in the area is dependent on the Port of Los Angeles.

White Point Park, located near the cliffs and tide pools of Royal Palms State Beach, is a great family spot with a children's play area. The Cabrillo Marina offers recreational boaters the closest marina to both Avalon and Catalina Island. Cabrillo Beach offers visitors a sandy beach and pier that extends 1200 feet into the Los Angeles Harbor. It is also a great spot for fishing. Friendship Park is a 100-acre park with barbecue and picnic areas. Point Fermin Park consists of 37 landscaped acres of lawns, gardens, and a promenade along the Palisades. Ports O'Call Village is an authentic New England style village encompasses shops, restaurants, and attractions. The Vincent Thomas Bridge originally San Pedro's Golden Gate, connects the 110 Harbor Freeway to Terminal Island and the Ports of Los Angeles and Long Beach.

Californians are now Free of Deficiency Judgments after a Short Sale

Per Legal News of California Real Estate, "California law has changed regarding a lender's ability to obtain a deficiency judgment after a short sale on a residential one-to-four dwelling. As a result of SB 458, any lender who agrees to a short sale, not just the first lienholder, cannot require a borrower to owe or pay or take any action to collect the deficiency amount. Furthermore, lenders are no longer permitted to require the borrower to contribute any money, other than the proceeds fromt he sale, as a condition of short-sale approval. The legislation was passed as urgency legislation and went into effect the day it was signed by Gov. Jerry Brown on July 15, 2011."
