Windemere Home Sales Results for 2011
Total homes sold in Windemere in 2011 was 214 compared to 2010 or 184 Units.
Because of the diversity size of the homes in Windemere ranging from 1600 to 4000+ square feet, a further analysis by square feet was conducted.
Windemere Home Sales by Sq. Feet 2011 vs 2010

Overall there was only a 2.3% drop in price in 2011 from 2010. The biggest price decrease is in the larger homes.
Windemere distressed properties - bank owned and short sales - average price analysis versus regular sales.

Short sales have a larger impact on the sales prices than the bank owned properties. Bank owned properties are in line with regular sales or it could be argued that the short sales and REOs' have adjusted the market price to what we hope is a bottom.
Please keep in mind that the above numbers are averages only and every home requires a separate evaluation as there are many factors that contribute to determing a selling price.

There are five town home communities in Gale Ranch for resale homes and one - Astoria new homes. The sales overview are for the resale communities. There were 2 more closed sales in 2011 versus 2010 and overall average prices were down six percent.

There were fewer distressed sales (short sales and REOs) in 2011 than 2010:
The decrease in sales prices can be attributed to the impact of the distressed sales, especially on town homes and condos which have lost the most appreciation of all properties. We may see a further decrease again in 2012. There are currently 6 homes for sale, 5 are short sales and of the 9 pending sales - all 9 are short sales.

It's time to take a look at how the real estate market in San Ramon has started the year. Although fewer single family homes sold in January versus a year ago pricing remains flat and the time to get a home into escrow has fallen. The attached home market started the year off with a bang in number of units sold but these were predominately on the lower end which has brought the median price down. As with the single family segment marketing times have come down. At this point in the year these reports will be volatile for the first few months as the data sets are small.
