San Ramon Twin Creeks Market Update October 31, 2011
The Twin Creeks Neighborhood in San Ramon consists of approximately 1500 homes, ranging in size from 2, 3, 4 and 5 bedroom homes.
Twin Creeks is a favorite of young families as there are 2 elementary schools located with the neighborhood.
This market update through October 30th is for single family detached homes in the neighborhood.
The number of units year over year has not changed dramatically with an approximate 2-3% turnover.
While there are short sales and bank owned properties, the majority of the homes sold in Twin Creeks are normal sales and as noted the regular sales are still pulling more dollars per square foot.

2011 to 2010 Twin Creek Sales
2010:# Units 30, High $820,000, Low $499,000; Average $630,630; Median $623,7000
2011:# Units 37, High $789,950; Low $500,000; Average $614,212; Median $590,000
What the data indicates is that unit sales are up 18% over 2010. Decrease in average price by only 2.6%. This would indicate that Twin Creeks is holding steady as compared to other neighborhoods which are experiencing decreases in price of 5-8% in similar size homes. This is optimistic.

What the data indicates is that unit sales are up 18% over 2010, down 4% of the high a year ago; decrease in average price by only 1%. This would indicate that Twin Creeks is holding steady, while other areas have seen decreases in price of 5-8% in similar size homes this is very optimistic.
