Hope Ranch Properties- Living in Hope Ranch

Hope Ranch is one of the most exclusive places to live in Santa Barbara. With it's amazing natural beauty, perfect climate and abundant resources, I imagine it didn't take long for the areas first known inhabitants, a couple different tribes of Coastal Indians, to call it home. Named after Thomas Hope who purchased the land in 1861 to raise sheep, Hope Ranch is now comprised of approximately 686 homes and estates, most on one to three acre lots.

Homeowners enjoy a lake (Laguna Blanca), tennis courts, a polo field, 26 miles of equestrian trails and private access to a beach. Hope Ranch has a long history as a recreational destination including some associated with historic events. In 1911 the first airplane flight over Santa Barbara lifted off at the polo field next to Lake Laguna Blanca and California's first flat track horse races were held in Hope Ranch. In the early 1900's during an air show at the Ranch, a daredevil pilot was the worlds first person to complete seven consecutive loops in his biplane, obtaining the world record, then promptly lost control and crashed into an oak tree. He was scraped and bruised but was able to walk away.

Today, Hope Ranch is one of the most desirable places to own a home in Santa Barbara with home prices exceeding all other areas with the exception of Montecito. Most of the time though it is as "simple" as what is the true definition of luxury real estate here in the Hope Ranch area of Santa Barbara. Hope Ranch CA Real Estate - Year End Sales Statistics for 2008

I have summarized below an easy to look at brief outline of the overall Santa Barbara MLS statistics for both single family homes and condos in the Hope Ranch CA. area for the year 2008. The comparisons are drawn against the previous year's statistics (2007) for Santa Barbara Real Estate.

SINGLE FAMILY HOMES:

• Single family home listings were up 8% from 46 listings to 50 listings compared to 2007
• Single family homes sold were down 45% from 37 to 20 single family homes sold
• The average sales price was down 28% from $4,569,324 to $3,279,479
• The median sales price was down 11% from $3,200,000 to $2,875,000

The lowest sale in the Hope Ranch area was a single level home for $1.4 Million on Lago Drive. The highest sale in the Hope Ranch area was an ocean view home for $6.195 Million on Marina Drive.
