Santa Barbara, CA Neighborhoods - The Mesa

The Mesa is one of Santa Barbara's most popular and unique neighborhoods for a number of reasons. The first being the micro climate found on Santa Barbara's Mesa. Just about everyone moving to Santa Barbara knows the weather is beautiful year round. What most new residents of Santa Barbara do not realize when they are looking for a place to live, is that Santa Barbara has many micro climates. Santa Barbara's topography with 4,000 foot mountains to the North, coastal foothills to the East and West, mesa's and canyons, combined with it's Southern facing coastline, creates many diverse climate zones. It can be 65 degrees and foggy at West Beach and a sunny 80 degrees just a couple miles away in Mission Canyon on a Summer day. The Mesa relative to neighborhoods further from the coastline enjoys cool Summer mornings, often with fog that burns off by mid day and sunny mild Winters.

Great beach access is another reason people enjoy living on the Mesa. Since this neighborhood is on a bluff, Mesa beaches are reached from steps that take you down the cliff at a number of locations.

Arroyo Burro Beach ( actually just outside the Mesa but a great beach!).

The Mesa is close to downtown shopping, entertainment and restaurants. A trip downtown to enjoy the activities on and around State Street is walkable for most and certainly an easy bike ride away. Dining opportunities on the Mesa include an eclectic choice of cozy neighborhood eateries. Healthy and delicious food choices can be found at the popular Lazy Acres Market which is similar to a Whole Foods with a local flair.

Real estate on the Mesa is in high demand with prices for homes selling from around $750,000 to $2.5 million. Many of the homes on Santa Barbara's Mesa were built between the 1950's and 70's, some with substantial upgrades along the way. It is not uncommon to find fixers next door to completely rebuilt or remodeled homes in this neighborhood. This diversity provides buying opportunities for those looking to get into this popular neighborhood at a lower price point and remodel to suit your personal preference or when funds become available.

The Mesa neighborhood is located just a short drive up Carrillo Street from downtown Santa Barbara. Home to Lazy Acres gourmet foods market, and 2 strip malls that feature some of the best Mexican, Chinese and Japanese food in Santa Barbara. Set up high (hence, the Mesa moniker), it enjoys delightful ocean breezes from the Pacific Oean, which borders the Mesa neighborhood on the south side. Shoreline Park, one of Santa Barbara and the Mesa neighborhood's most popular parks, is situated on the bluffs overlooking the beach and harbor. Features include a playground, large grassy areas, walking paths, views of the Channel Islands and whale watching, a sister city Japanese garden and a stairway to the beach. Reservable picnic and barbecue areas are also provided.

Local public Mesa neighborhood schools include Monroe Elementary, Washington Elementary (currently a GATE magnet school) and McKinley Elementary. Local public junior high schools: Santa Barbara Junior, La Cumbre Junior and Goleta Valley Junior. Local public High Schools: Santa Barbara, San Marcos and Dos Pueblos.

The home values in the Mesa neighborhood range from modest tract homes built in the 1950's, priced in the $800,000 and $900,000 range, to more executive, view homes which are priced over a million dollars and up. There are also several condominium projects, with prices ranging from the mid $500,000's to under a million.

For the first 6 months of 2009, there were a total of 23 closed sales of single family homes and condos in The Mesa Neighborhood here in Santa Barbara CA. Currently as of June 27th, 2009, there are 19 properties in The Mesa area that are pending sale (under contract).

The lowest sale on The Mesa was a beat-up, bank-owned condo located at 50 Barranca Avenue #6, Santa Barbara CA, 93109. The sales price was $457,400.

The highest sale on The Mesa was an ocean view home with a pool located at 1538 La Cresta Circle, Santa Barbara CA, 93109. The sales price was $1,852,500.

Overall, the market in The Mesa Neighborhood was pretty normal as far as activity in the first 6 months in which many people tend to buy in this area.
