"Secret Stairs walk"

Jayne Clement Los Angeles Short Sale Agents: Real Estate Agent in Los Feliz, CA

LA Stairs Book CoverWelcome to Secret Stairs-LA

Charles Fleming has written a guide book of the LA Stairs to reveal the Los Angeles cityscape: more than 200 stairways across the hilly sections of the city, many of which are remnants from the days when most city residents depended on streetcars and buses for transportation.

Containing more than 40 walks and detailed maps, this handbook highlights the charms and quirks of this quintessential feature of Los Angeles’ development and chronicles the geographical, architectural, and historical features of each staircase and the neighborhoods in which the steps are located. Rated for duration and difficulty, the circular walks deliver tales of historic homes, their fascinating inhabitants, and troves of historic trivia—such as where William Faulkner lived while he wrote the screenplay for To Have and Have Not, where Graham Nash lived, and where actress Thelma Todd was murdered—while other walks highlight spectacular homes by some of southern California's most important architects, including Neutra and Schindler.

From strolling through the classic La Loma neighborhood in Pasadena and walking the vintage Red Car Loop in Silver Lake to taking the Beachwood Canyon Hollywoodland hike and enjoying the magnificent ocean views from the Castellammare district in Pacific Palisades, these staircases present a new way for urban explorers to discover a little-known side of the City of Angels. (Amazon.com).

Pick a staircase and start walking. If you’re unsure of where to start, join Charles Fleming on his monthly “stair walks.” Below is the February walk:

______________________________________________________________

Attention, my fellow stair-niks;
We will meet Sunday, February 6, at 11:00am, in front of Cafe at the Vista, the lovely coffee haus next door to the Vista Theater -- in East Hollywood/West Silver Lake/Lower Los Feliz, at the complicated intersection where Hollywood Blvd, Sunset Blvd and Hillhurst Avenue cross.
Our walk will be a variation on Walks 30/31, from Secret Stairs, and will take us past historic Vitaphone Studios, up and down towering Prospect Walk and Radio Walk, near the glorious "Shakespeare Bridge," and back again. It will be a regular-length walk -- about an hour and a half -- but it will be a serious and steep walk, involving a lot of altitude and a high number of stairs.
As a palliative, the proprietors of Cafe at the Vista are throwing us a special stairwalk coupon -- a free coffee with any purchase! So, come early, or stay late, and thank them for their generosity. Copies of Secret Stairs, and a few of the highly coveted, reasonably priced and yet still surprisingly available Secret Stairs T-shirts, will also be on hand. I hope to see you there.

Love those flips!

Jayne Clement Los Angeles Short Sale Agents: Real Estate Agent in Los Feliz, CA

Some of my buyers are running in the opposite direction from what are known as "flips," while many of my buyers are only interested in seeing these homes. A flip in Los Angeles generally means a home that has been purchased within the last 3-6 months and renovated to within an inch of their lives! They are tight on space, but so charming that most buyers are willing to overlook the square footage issue. And the folks on the designing end of the best ones are hitting every note and they are drop dead gorgeous! They are practically brand new homes, but they're actually facelifts on top of a 1920's - 1940's foundation. Some of the best companies out there are doing top quality work, where as a few of them appear as if they ran out of money and had to start cutting corners. The smart ones stage these flips and they look like the love child of Ikea and West Elm. These homes look and feel like high end, expensively decorated homes on the west side of LA. They are very seductive.

The renovators doing these projects have got to "buy them right" in order to be able to put enough money into them so that they are done right. And by that I mean they've got to steal them...as this is the only way that they can budget so as to not scrimp, so they can really "cherry out" the remodeling, so that they sell in 10 minutes at a low price, and the investors get their money back and move on to the next one. Get in, get out. But make them gorgeous and price 'em low so that they move fast. It's a winning formula and so far it's working.

The remodeled homes I've been showing lately are on the edges of the areas where the hipsters want to live on the east side of LA. Echo Park is hip and the "hipster adjacent" to this is Elysian Valley (i.e., Frogtown). Mount Washington is gorgeous up at the top, and the "hipster adjacent area here is Cypress, or El Sereno. Highland Park is on the verge of being hip...so the whole area is hipster adjacent!

The price you pay for a cherried out, 2-3BR, 1-2 bath, 1000sqft - 1400sqft, beautiful home in LA, at an inexpensive cost of $385k-$499k, is that you have to live in a somewhat dicey area. But, it's probably only a matter of time before these areas become the new hipster area. Have you been noticing all of those new yoga studios opening up in Highland Park?!
