Walking out of my nail appointment last week and seeing 15-20 women sitting at the local Coffee Bean and Tea Leaf Shop took me by surprise. Two of the ladies caught my eye and we seemed to connect and we chatted for just a minute. The group had just come from the Rancho Park and Recreation District Community Center Jazzercise class and meet after the class for coffee and comradery. The two ladies invited me to join them this week and told me it didn't matter how I danced or looked, nobody cared.. and I decided upon awakening this morning, by goodness, I was going!
I haven't worked up a sweat in a long time, or had that much fun exercising, and three or four of the ladies so wanted me to join them for the first-of-the-month breakfast at one of our local breakfast joints, The Junkyard. Too bad I couldn't make it this time, as I had an appointment to view some Simi Valley property, but the last Wednesday of the month is the Coffee Bean date and the first Wednesday is The Junkyard!
Sheila, the instructor, looked at me during the break and said, "I know you." So, I told her who I was and she knew right away, "Oh, you're the Simi Valley real estate agent that I see advertised all over talking about Wood Ranch real estate and Simi Valley homes." Seems like Simi Valley houses or Wood Ranch luxury homes always comes up when people know who I am!!! Yes, I said, humbly, as it seems my name and reputation precedes me all too frequently. Anyway, so I went ahead and paid for the month, so inexpensive, by the way, and have committed to at least every Wednesday at 8:30 to join my new found friends. Who know, maybe one of the ladies might take the opportunity to refer me to someone who wants to sell their Simi Valley home!
Most importantly, however, is that age has no numbers as these women are probably from the mid 30s to mid 90s. Just goes to show you that an innocent acquaintance can turn in to another "sisterhood."

With the snow storms raging out in the east, I'm sure just being able to have power is a major concern. So our little increment weather moment probably would have some of you laughing at us wimps out here on the left coast. But just the same, I found our hail storm this afternoon rather exciting.
You see, here in Simi Valley, CA (in Ventura county), while we're not considered one of the cities in the Coastal Communities, we're not all that far from the beach (approx. 20-25mi) and we're only about 700 ft above sea level. That being the case, we don't often see hail storms here in my little corner of the world.
These are some pics from my front and back yards from the hail storm that we are currently having. Hubby is concerned that the back yard is going to get flooded because the hail is clogging up the drain in the backyard and because it’s so cold right now, they don’t seem to be melting.
I know, you folks are laughing at what we Cali’s considered cold but 50’s during the day and 30’s at night is #$%^&* cold. Anyway, I thought it was rather interesting and wanted to share it with my AR buddies.

I looked everywhere and am unable to find the real reason buyers are on the fence...they're sitting patiently, (impatiently for us!) waiting for Ventura County prices to drop more, looking at that Wood Ranch home seller to adjust pricing, waiting for the government to do something for them...waiting, waiting, waiting. Why?
Wouldn't it make sense that if a buyer is waiting for the prices to drop another, say,10%, that they make an offer on that Simi Valley foreclosure for 10% less...who knows if the bank will accept it. Stranger things have happened. My seller just accepted an offer for $20,00 less than their original "bottom line."
Simi Valley real estate listings are scarce...yes, inventory is low and there's no houses to sell, but the bargains for buyers are out there. Buyers just need to hop off the fence and make an offer on that Wood Ranch home they've been eyeing for so long.
Come on, folks, let take the hop together and see where it goes!

Simply said, Buyers need to own up to the fact that being at the edge of the cliff may be daunting. So, what to do? Jump into Simi Valley real estate...NOW!
Yes, jump, I said! What are you waiting for? Interest rates to go down more. Prices to drop? Not with Simi Valley homes, Wood Ranch luxury homes or anything of the type here in Simi Valley. Let me tell you, folks, that being on the edge is no fun. Being on the edge is being indecisive. Being on the edge is procrastination. And being on the edge when deciding to buy or not to buy real estate can cost you money. Get out there now and let's find you the perfect Simi Valley townhome or whatever type of Simi Valley home or Wood Ranch home you want. I'm ready for you!
With interest rates continuing at a historic low and home prices being like a bargain basement sale...well, what are you waiting for? We know now what is going on...and who knows about all the talk that interest rates will go up in 2011...goodness, as an example, with a 1% increase in rates...well, what will that do to your buying power.
Don't be left out. NOW IS THE TIME TO GET OUT THERE AND FIND YOUR NEW HOME!
