So, friends, at our office meeting this morning, discussing Simi Valley real estate, these comments by our lenders and President/Owner, Brian Troop, are worth noting: First, there is a new loan that is stated income, 40% down payment...call me for more info. Second, interest rates aren't going to last at these low rates forever!!! Simi Valley property isn't going anywhere! It is anticipated by one of our government officials that in two years, interest rates may rise to the mid 7% range...Simi Valley properties, Wood Ranch luxury real estate or those of you involved in Simi Valley relocation will find good buys here. Your Simi Valley real estate agent (me) is ready to assist in any way I can. My past clients are calling to inquire,,,you need to too! Mirror, Mirror on the Wall; You Weren't That Pretty After All....

I could have cropped this picture down but I wanted to show the true SIZE and SCALEof this massive inset mirror. Yep, that's me with the flash standing all the way back at the front door. The previous owners installed this and the current owners have never liked it; yet never knew what to do with it. I know it's good Feng Shui to have a mirror facing the entrance of the front door, but this is over-kill.

Now these Home Owners are ready to SELL (they recently closed escrow on their next home) and called in Platinum Home Staging, Inc. to assist them in addressing all the "things" THEY as owners never liked in the home. They wanted to remove ALL negative vibes from this Simi Valley Woodranch home from ANY prospective buyers: so here is what we did.

No this is not photo-shopped, we hung a large painting IN FRONT of the mirror (see the small chains from the top corners of the painting?) By doing this it now essentially frames the painting and the painting brings the mirror down to an acceptable scale. No longer will every prospective buyers be greeted by an entire mirror image of them-self, but with the potential of this beautiful home. This painting was actually hanging over the fireplace in the front living room for 7 years, "...and not one time did anyone ever comment on it. Now every person who walks into the home says how amazing it is."

This is also a great trick in bathrooms, bedrooms or gym rooms.

Now to do this there there are a few things to remember:

You will need to ensure that the chains, hooks and attachments can hold the weight of your painting. Look for chains that can withstand 2-3 Xs the weight capacity (just to be safe) especially here in earthquake country.

You will also need to use either a heavy duty plastic or metal toggle bolt anchor to screw your ceiling hook into. Often times soffets do not have studs to anchor into - this will take care of it.

Also, make sure to hang the painting AGAINST and FLUSH against the mirror. If you "float" the piece in front of the mirror you will only be reflecting the ugly back of the painting as you walk around the room.

Let me get this straight...I invite you to visit me at one of my Simi Valley luxury homes, I invest hours in putting together packets of material for you to carry off at no charge.

Yet last week when I was sitting an open at my Wood Ranch luxury home and I asked you, on behalf of the Seller, to sign the registry as a courtesy so the seller so they know who's been invading their home on a Sunday afternoon while they find a place to go for three or four hours...you say no, you sign some bogus name or your rudeness comes out and I politely ask you to leave if you do not want to cooperate.

People, there are folks out there who go to open houses to stake them out. Okay, you may be one of the Simi Valley relocation people. But even then...all I ask is that you are honest with me as I am with you. Ask me not to call you. Okay, I get that. But don't give me a line that you're working with a realtor just so I won't call or email you.

Best to buy before new FHA guidelines take effect

Starting in early summer, the Federal Housing Administration is tightening lending standards in an effort to bolster its dwindling reserves. The new lending standards will make it tougher for some prospective buyers to purchase a home by requiring a higher down payment than the typical 3.5 percent for some borrowers, higher insurance premiums and reduced seller concessions.

Securing FHA-insured mortgages is attractive to borrowers because down payments are only 3.5 percent. Most conventional loans now require 20 percent down, keeping many creditworthy borrowers on the sidelines.

New Guidelines
The new rules - which are temporary and take effect this summer - come after more than a year of stringent standards from lenders. Among them:

Better Credit Scores - New borrowers will have to have a minimum credit score of 580 to qualify for a 3.5 percent down payment. Previously, there was no minimum score. Those with lower scores will have to make at least a 10 percent down payment. The average credit score of FHA-insured borrowers is 693.

Higher Insurance Premiums - Buyers who get an FHA-insured loan will soon have to pay a higher initial insurance premium. The new premium will be 2.25 percent of the value of the total loan amount, up from 1.75 percent now. A $100,000 mortgage would require a payment of $2,250, or $500 more. But buyers can roll the added cost into the loan amount.

Reduction in Seller Concessions - Starting this summer, sellers will not be able to offer as much help to buyers to pay their closing costs. The maximum amount of assistance will drop to 3 percent of the value of the property, from the current 6 percent.

FHA removes anti-flipping rule
Another FHA rule change could help foreclosure-plagued markets like Las Vegas, Phoenix, Miami, Detroit and Los Angeles, making it easier for investors to "flip" houses to buyers who use FHA-insured loans.

Effective Feb. 1, the federal government will waive for one year an FHA anti-flipping rule that prohibits insuring a mortgage on a home owned by the seller for less than 90 days.

The new rule lets investors buy today and re-sell as quickly as possible. The move is to allow REO homes purchased by investors to resell as quickly as possible, helping stabilize real estate prices and revitalize neighborhoods after the U.S. housing market collapse.

This new rule will open up a new pool of homes to buyers. Waiving the 90-day flip rule is being heralded by many real estate investors as a boon to their ability to buy, rehab and resell foreclosed homes on a more efficient time line.
