The chart below tells the story for the beautiful wine country town of Sonoma... It's slow. But slow can be good, especially if you want to relax, soak up some sun, eat some fabulous meals and sip some extraorindary wines. In fact, there are only two or three stop lights in town -- and no parking meters. So, yes, slow can be a very good thing.

As of April 6, 2009 26% of available listings in the beautiful wine country town of Sonoma are in escrow.
For the month of March 2009 23 homes sold in Sonoma for an average final selling price of $396,210.
The average original asking price of these homes was $460,722.
The range of final selling prices was from a low of $115,000 to a high of $990,000.
Of the 23 homes that sold 1 sold at the original asking price, 3 sold over the original asking price and the remaining 19 sold for less than the original asking price.
It took these homes an average of 136 days to sell.

The photos below were taken of the "Wooly Weeders" at Cline Cellars. Look closely and you will see that there is just one dog herding the entire flock of sheep in an unfenced vineyard. You can see, as the photos progress, that the dog gets increasingly protective of the sheep. Extremely impressive.

At first I didn't see the dog and couldn't understand why all the sheep went from one end of the vineyard to the other, without me even hearing a sound. (The dogs can control the sheep with non-verbal communication.)
The dog gives me some slack and starts to mingle...

He's had enough of me and sends me on my way, barking. Amazing beast.

The terrific coffee shops on the Plaza. Enjoy coffee and a pastry or award winning breads at the Basque Boulangerie or go to the Sunflower Cafe and sit in their awesome garden for breakfast or lunch (bring your dog if you want or your laptop because they have free high speed wireless internet). I have enjoyed many a morning at these 2 spots. You can spend hours chatting with friends in the back garden at the Sunflower Cafe and forget about the world outside or sit outside the Basque and watch the world go by.

Next time you come to Sonoma, forgo your Starbucks and try one of these local spots. You'll be glad you did. See you in Sonoma sometime. :)

As you will see in the chart below the low-priced homes and distress sales are what's moving these days. In part, because when buying everyone wants a screamin' deal. Plus, loans for more expensive homes just aren't as available as they used to be.
If you have been thinking about buying a weekender or second home in Sonoma, now would be a great time to do just that.

As of March 6, 2009 33% of available listings in the beautiful wine country town of Sonoma are in escrow.
For the month of February 2009 21 homes sold for an average final selling price of $318,995.
The average original asking price of these homes was $350,862.
The range of final selling prices was from a low of $116,000 to a high of $511,000.
Of the 21 homes that sold 2 sold at their original asking price and 5 sold for more than their original asking price. Of these 21 homes, 12 were distress sales.
It took these homes an average of 112 days to sell.
