South Lake Tahoe neighborhood home values: Bijou, better prices for buyers this year than last, 50.8% off Bijou market high.

We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time with this visual. As the chart above indicates, here are the median sold prices for the Bijou neighborhood since 2003.

Bijou Housing Values :
Home values this year to date are 14.8% lower (better deal for home buyers) than they were for all of 2010, but even better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Bijou home values are 50.8%% lower than they were at our market high in 2006.

Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Bijou median sold price is $56,000 lower, or 20.2% off all South Lake Tahoe neighborhoods combined..

Bijou Housing Demand :

The chart above indicates housing demand, or the number of homes sold in Al Bijou by year since 2003.

What we think was encouraging about overall South Lake Tahoe, CA 2010 demand is it was higher than any other year since the market high in 2005.

Bijou, South Lake Tahoe, CA: Final 2010 Real Estate Homes for Sale Activity.

With about 1,400 homes, Bijou is another one of South Lake Tahoe’s oldest neighborhoods. It’s two neighborhoods actually on our multiple listing service, Bijou 1 and Bijou 2. We just refer to them as Bijou.

Features are wide open meadows, high sierra mountain views, close proximity to the lake, and all things fun about South Lake Tahoe.

Homes range from small, charming entry-level starters, to mid-range primary and vacation homes, to large remodels and some new construction and high end luxury homes as well.

Bijou’s is set amid easy vacation shopping, South Lake Tahoe dining, and we’re literally minutes away from awe inspiring South Lake Tahoe’s winter recreation and summer time wonders.

Bijou is right in the middle of Lake Tahoe’s famed year around entertainment and nightlife attractions.

Home prices range from small, older homes in original condition priced at market entry to larger, more luxurious homes much above that. But Think most home prices in the $2’s and $3’s on average here.

The lowest sale in the last three years was $88,725, a bank owned property sold in 2010 (3606 Birch). The highest was sale was $840,000, which was originally listed for $1,150,000 in 2008 (3535 Bode Dr.).

Bijou: a neighborhood that’s in the middle of everything good about South Lake Tahoe

We’re doing a lot of work in each South Lake Tahoe neighborhood right now. This is another one of the various outcomes that will spring from these efforts.

Much of this work involves additions to our image libraries. We’re doing one neighborhood at a time, and this new addition to the online resources we provide is meant to work in concert with the extensive neighborhood updates we have been doing for the last three years.

About Bijou :

(Number homes: a few less than 1,400) Bijou is also one of South Lake Tahoe’s oldest neighborhoods. It is also perhaps its most centrally located. Homes range from small, entry-level starters, to large remodels and some new homes. Some duplexes are also found throughout.

Neighborhood features are close proximity to things South Lake Tahoe: shopping, recreation and entertainment. Tall trees and some mountain and forest views are found here, and some homes flank open meadows. Bijou has its own public golf course. There are also a few Bijou homes that are lakefront properties too.

Because of its central in-town location, Bijou offers access to nearby beaches, and a public pier featuring a terrific restaurant, and all Lake Tahoe summer resort water sports attractions. Yes, that means jet ski and boat rentals… and parasailing.
