We though it would be interesting to track South Lake Tahoe, CA neighborhood home values over time. As the chart above indicates, here are the median sold prices from today to 2003 for Black Bart, a smaller neighborhood with characteristically few home sales.
Black Bart Housing Values :
Home values this year to date are $191,500, or 84.2%% higher than they were for all of 2010, but this is based on only 3 homes sold. Better news for home buyers who might be thinking in taking advantage of better prices, and historic low interest rates: Black Bart home values are 14.7%% lower than they were at the Black Bart market high in 2009.
Compared to the median sold price of all South Lake Tahoe, CA home sales this year, the Black Bart median sold price is $141,000 higher, or 51% more than the median sold price ($277,500) of all South Lake Tahoe, CA neighborhoods combined.
We think it important to note that with such few sales, averages and median sold prices are heavily skewed by higher, or lower sales. In the case of Black Bart this year, that number is abnormally higher (see all Black Bart sales here to see what we mean).

Black Bart Housing Demand :
The chart above indicates housing demand, or the number of homes sold in Black Bart by year since 2003.
What we think was encouraging about 2010 demand for all of South Lake Tahoe neighborhoods combined is it was higher than any other year since the market high in 2005 (153 sales more than our low of 2008).

Black Bart is a small, rather secluded neighborhood of about 200 homes. It is centrally located in South Lake Tahoe midway between the stateline and the “Y” and is found off one of the two main South Lake Tahoe thoroughfares… Pioneer Trail.
Some of the Black Bart homes back to a sprawling alpine meadow. Like most South Lake Tahoe areas, homes are nestled amid towering pine tress and natural outcropping.
Homes range from dated fixers to a few of brand new construction.
Prices range from an average in the current market climate from the mid $100,000’s to $600,000 plus.
The most affordable Black Bart home, 1353 Meadow Crest, sold for $150,000 in 2010. The highest Black Bart sale in the last 3 years was 1637 Black Bart Ave, which sold for $675,000 in March of 2009.

Black Bart: a small South Lake Tahoe Neighborhood with a forest paradise all around.(Lake Tahoe Real Estate Blog / August 18, 2010 / Richard Bolen)
We’re doing a lot of work in each South Lake Tahoe neighborhood right now. This is one of the various outcomes that will spring from these efforts.
Much of this work involves additions to our image libraries. We’re doing one neighborhood at a time, and this new addition to the online resources we provide is meant to work in concert with the extensive neighborhood updates we have been doing for the last three years.
About Black Bart :
(Number homes: less than 200) Black Bart is a small, rather secluded neighborhood with good access and is centrally located in South Lake Tahoe (midway between Stateline and The “Y”).
It is located off one of the two main South Lake Tahoe thoroughfares… Pioneer Trail.
